As a Lake Lanier Appraiser www.lanierappraisalservice.com I can tell you those tax assessments will hit you hard in the pocket book. But there is a recourse. Read the article. I would argue first that your Boat Dock should not be TAXED as REAL Property. It is personal property and they are going to start taxing you for this amenity. As Appraisers we cannot appraise your boat dock because it is Personal, not Real Property. It is the PERMIT that can be valued. So they will be hitting you twice, for the permit and for your very nice boat dock in place. The first thing that goes if the home forecloses...is the Boat Dock and that is why Lenders will not allow us to place a value on this amenity.
Yes, that dock usually transfers with the home....but it is NOT noted in the Warranty deed anywhere. This is an area that could be rebutted if you find your taxes are way out of line.
2ND This assessment went on while Lake Lanier has been at or over full summer pool for most of the past year.......Many homes that are located in shallow coves that had boat docks sitting on the dirt when the lake went down, now look like they have great lake lots and they most certainly will be over assessed.

The Appraisers who are doing these assessments I would argue most likely do not have this kind of experience and they are only doing exterior only appraisals. They may or may not walk your property and take a very close look at your lake lot and this could make a huge impact on how they assess your lake lot.
Based upon the fee paid to the Company for this Mass Appraisal and the number of Lake properties they are assessing, this equates to a whopping $50.00 per property assessment. Now I ask you.....Do you think you will get what you pay for? I think not!
Be prepared with a FULL interior/exterior appraisal report by an Experienced Lake Lanier Appraiser when it comes time for that Rebuttal!
