Show It Dont Tell It- The importance of GOOD Real Estate Photography
It is a post of a summary that the Wall Street Journal did on a study done by a Prof. Seiler. The Study was a study of Home Buyer Internet Search Behavior: An Application of Ocular Tracking Technology. The actual study is quite dry and the WSJ did a nice job of summarizing it. The stduy tracked the eye movement across a listing page of internet home buyers as well as students. Both groups essentially had the same results.
- About 95% of online home buyers viewed the "curb appeal" photograph of the home.
- The "curb appeal shot" is typeically the front exterior of the listed property. The average time spent on the front view was more then 2x the time spent on any other of the listing photos.
- Suprisingly, the agents remarks describing the home was not viewd by over 40% of the viewers.
- Home buyers on average spent 60% of their time veiwing the phtographs of the home, which was three times more then any other section of the listing.
What does this study tell us about the qulity of the listing photographs we should be providing our seller clients?
The WSJ's article was title 20 Seconds to Love at First Sight. Prof. Seiler goes on to say you have about 2 seconds to capture a viewers attention. And to do so, you need an appealing eye catching photograph.
