I just finished a blog post on my real estate website.

Show It Dont Tell It- The importance of GOOD Real Estate Photography

It is a post of a summary that the Wall Street Journal did on a study done by a Prof. Seiler.  The Study was a study of Home Buyer Internet Search Behavior: An Application of Ocular Tracking Technology.  The actual study is quite dry and the WSJ did a nice job of summarizing it.  The stduy tracked the eye movement across a listing page of internet home buyers as well as students.  Both groups essentially had the same results.

  1. About 95% of online home buyers viewed the "curb appeal" photograph of the home.
  2. The "curb appeal shot" is typeically the front exterior of the listed property.  The average time spent on the front view was more then 2x the time spent on any other of the listing photos.
  3. Suprisingly, the agents remarks describing the home was not viewd by over 40% of the viewers. 
  4. Home buyers on average spent 60% of their time veiwing the phtographs of the home, which was three times more then any other section of the listing.

What does this study tell us about the qulity of the listing photographs we should be providing our seller clients?

The WSJ's article was title 20 Seconds to Love at First Sight.  Prof. Seiler goes on to say you have about 2 seconds to capture a viewers attention.  And to do so, you need an appealing eye catching photograph.

In my area the main photo has to be the exterior of the listing...a "street view".  We have a lot of condo developments on the beach and the main photo has to be of the building.  A lot of the agents hire professional photographers to take the photos.  The more photos the better.

Kevin: Thanks for the post. You are spot on in the fact that you MUST grab the viewer's attention with good photography. Remember, you are competing with thousand of other listing and the properties with good photography will win out most every time. In my marketing of our professional real estate photography business, one thing I point out is the fact that professional photography should be a "no-brainer" because it pays for itself in quicker sales, higher sales price, and more listings. I see some great work by photographer all over the country and most have a reasonable price structure. Again, thanks for the postl

A professional photographer is a must in my opinion.  Even so, I always attend the photo shoots and review the results in the photographers camera before we leave the property to make sure they get the best angles and views of the property and interior.  It amazes me to this day to see bad photos and cell phone shots in our MLS!  I have to wonder why the property owners are not aware of how their home photos compare to others on the internet.

Thank you for your post. Photos are an absolute must. To do good, buyer-grabbing photos, a home must have the appealing quality first. Homeowners should take care to prepare the home for sale way before the photographer shows up!

In my opinion, any agent that is not posting quality photographs of their listings on the MLS is doing their clients a HUGE disservice.

I'm not great with a camera, but I have seen enough bad photos to know when I need to retake a pic.  Lighting is a big problem.  I see so many dark photos.  Yuck.  But sometimes I have trouble with light from windows  being too bright.  You have to keep working til you get it right!

I think the consensus is out photographs are one of the most important listing tools we have. 

Professor Seiler (author of the study) goes on to state that “Without an eye-catching photo, the battle is lost before it begins, You have to grab people’s attention within two seconds. Do it the way a billboard does.”

Excellent post, however, there are many agents who are guilty of taking or placing poorly detailed photographs in their listings and I often wonder how or why the Broker allows this to occur?

Home buying is all visual. Most - 90% - can't visualize "potential". In other words you can't show a lousy photo and expect a buyer to know differently. So I agree!

Interesting blog.  I agree that the street view is very important. I caution all to remember that virtually all of us look better in photos than in person...and I suggest that we all remember that when looking at homes on line.

Photos on the internet are often lousy. To prove my point, I looked at a house today that was pleasantly appealing. The photos were lousy and did the house no favors!

If you can't take good photos, dont put them on MLS or anywhere else. Hire someone that can.  The sellers will be extremely unhappy.   You dont help yourself and the brokerage gets a bad name as well.   Pictures are so important to the sellers and to selling the house.

Amen, John.  So what I really find interesting from all these comments is real estate photography is important.  The question is are active rainers more advanced then other agents, because when you look through my MLS 50% of the photos downright SUCK! about 40% are adequate and about 10% are actually good.  Whats with that?
