FEBRUARY 2014 real estate statistics for Edgewater, MD are in and it's another very solid month in Southern Anne Arundel! The Sold Dollar Volume was up over 21% and the average sale price was up 2.50%. Total units sold was up 18.75% (19 units opposed to 16 units for 2013).
The average days on market was up to 137 days from 88 days in 2013 that's mostly due to the seasonal nature of home sales and the lower sample size that accompanies that. The average Sales price to OLP (original list price ratio) was 92.8% up from 90.6% in 2013.
The average sold price of a detached house was $349,303 (up 2.5%) and there were 6 sales of attached housing for the month at an average price of $360,500.
There were 118 active listings compared to 114 active listings in 2013. This is a 3.50% increase. The continuing upswing in prices has led to more listings coming online. Another good indicator in the strength of the Edgewater market is the type of financing being used. 12 of the 19 sales in February were either cash or conventional. A conventional buyer is generally considered to be stronger as they need a larger down payment and a better credit score in order to qualify for a mortgage.
