Mountains Edge and Providence Rank in Top Ten American Communities.
Las Vegas- based Focus Property Group has managed to whether the recession, keeping two of its master-planned communities in the top ten of the nations fastest selling communities. Mountains Edge and Providence continue to develop at a fast pace according to annual surveys of net sales. These were done by industry consulting firms, John Burns Real Estate Consulting LLC and RCLCO
Mountain’s Edge is a 3,500-acre master-planned community in southwestern Las Vegas. In 2013 it was the fourth fastest-selling master plan in the country with 841 net sales. Providence was the seventh fastest-selling master plan in the country with 726 net sales last year. Providence is a 1,200-acre master plan in northwest Las Vegas.
According to Kenneth S. Perlman who is the Vice President of Consulting for John Burns Real Estate, Consulting, an independent research provider and consulting firm focused on the housing industry that publishes an annual Top 20 Master Planned Communities list. “Two master-planned communities in the top 20 list is an amazing accomplishment “John Ritter and the Focus Property Group team have worked diligently to make the Mountain’s Edge and Providence master plans successful, in spite of the many challenges the Las Vegas market has faced in recent years.”
Nevada has been one of the worst hit states during the recession and Mountain’s Edge and Providence are the only Nevada communities in the national top 10. They are the state’s top sellers. Since they began selling homes in 2004 and 2006, they have been leaders in new-home sales both locally and nationally

More than 10,000 homes have been sold at Mountain’s Edge. By the time the community is complete, there will be 12,000 homes built in more than 60 single and multifamily subdivisions
Clark County has also just completed the first phase of construction on a 200 acre Park. The community has the 80-acre Exploration Park with 2,846-foot-tall Exploration Peak and neighborhood Nathaniel Jones Park.
The majority of Mountain Edge’s customers these days are first-time homebuyers, says Jason Thompson, a Focus associate who is also Vice President of the Mountain’s Edge Homeowner Association. But many second-time buyers are also showing up at the community’s sales offices. The key to great sales seems to be having the right product mix.
Median household income in 89178 is $88,068 with 328 households earning between $35,000 to $40,000 annually.Income levels are listed along the left side of the chart, and the number of households are displayed along the bottom.
Thompson is one of five board members of Mountain’s Edge’s HOA, which includes two owners. Eventually, Focus plans to turn over the HOA to the homeowner’s exclusively when the community is 75% complete. The HOA has been important in making sure that foreclosed homes were maintained and did not lose their value until new buyers were found. Even though the rate of foreclosure in the Vegas area has hovered around 12%, and the same is true for this community, the homes have retained their value.
Homebuilders include DR Horton, KB Home, Lennar, Pulte Homes, Richmond American Homes, Ryland Homes and William Lyon Homes. Mountain’s Edge is near the Red Rock National Conservation Area, major employment and transportation, and Strip entertainment.

More than 4000 homes have been sold in Providence and at the end of its build out it will have about 7500 single and multifamily units residing in 39 subdivisions.
