Telephone Dialogues

Does anyone out there in AR world have any telephone dialogues they would like to share with the rest of us.  I am always looking for new, innovative ways to reach potential clients in my area.  Any "nuggets" would be welcomed, and thank you!  Here are a few of mine that I use:

1. Just Listed Dialogue:   Mr./Mrs _____________. Hi, my name is Christopher Smith from Skogman Realty.  How are you doing tonight?  Good, listen, I won't keep you long.  The reason I'm calling, I don't know if you are aware of this or not, but we have just listed a house a few blocks from you on _____________________.  And as a result of our door to door, and newspaper ads, we seem to have a lot more activity in this area.  Do you happen to know of anyone thinking of listing their home now, or in the near future, because we could sure use the additional inventory.

2. General Dialogue:  Is this _____________. Hi _____________, this is Christopher Smith from Skogman Realty.  How are you doing?  The reason I'm calling is I'm wondering if you folks have thought about selling your house either now or in the near future?  Okay, that's fine.  How long have you guys lived in your house?  Who did you use for a Realtor?  Have you been in touch with him/her lately?  [If yes, thank them for their time and wish them a good day] So, if this person hasn't been in touch with you in quite a while, can I ask the question: Is there a Realtor that you would refer to family and friends?  Could I possibly be that person?  That would be great, and I really appreciate your supporting me.  One last thing, I put out a monthly newsletter for my friends with important real estate information and the latest news about your neighborhood and its activities.  I would like to include you on my list if that's okay with you?  Thanks, well listen, I've taken up enough of your time with your family.  Please look for my next newsletter and if you have any questions at all regarding real estate, I want you to consider me as your resource okay!  Thanks and have a good night!

Any success cold calling?  I think of it as a needle in a haystack.  I do know agents that have been successful doing it.  If you farm the area your calling that will help.

The most important thing you want to do one the phone is get your client talking.  I have been through several training seminars during me career and most suggest that you do not ask how they are (then you sound like a telemarketer).  Keep your script short and to the point, remember, you want them to talk and you to listen.  The more they say the more info you get.  Cold calling can be frustrating at times, but hang in there.  That is the type of client that is loyal (because they were not shopping to begin with).  Best of luck and much success

I am a huge believer in scripts and dialogues.  Will post a couple of ours for you and hope that helps.  We also have stories we share like we are working with a family buying their first house they just had a baby and need more space.  People will follow you into the story and then it can always lead to the questions you have above..I could write a chapter on this one too.

Thanks Teri if you can post some scripts, that would be great.  Chris, not really success.  No real prospects from cold calling but at least I'm getting my name out!
