If you are familiar with Egret Landing in Jupiter, Florida you know it is one of the most highly sought after communities in the area.  If you are not familiar with it you need to drive over there, take in all of it's beauty and stop to talk to a resident or two.  You will find it not only pleasing to the eyes but also to the heart as everyone is very friendly there.  I just haven't found anyone that doesn't like it there.  I should know because I live there!


Egret Landing is a family friendly neighborhood that attracts people of all ages. Children, teenagers, and adults all enjoy the wonderful amenities it offers.  There is something for everyone!  There is a heated community pool, a fitness center and clubhouse for group parties.  For the little ones you have a tot lot, for the older children you have a playground, soccer field, and basketball court.  What about the adults?  No problem, Egret Landing has that taken care of that too!  How about a Poker night, Bunco night, Tennis and Golf clubs as well as a Lunch Bunch and Chick Flicks?  You want more?  For the boaters and campers you have a lot that you can park your RV or boat in.  You also have  tennis courts, tennis summer camp and 4-5 community events throughout the year.


Egret Landing is located northwest of Abacoa off of Indian Creek Parkway and is just minutes away from the best shopping, restaurants and beaches!

Below is the Egret Landing Market Report – April 2014


Homes for sale in the month of April are down 4.8% compared to last month and up 53.8% as compared to last year. This show that the home owners are more confident in the market and feel they will be fairly compensated for their investment.


Closings have been slow but this is no surprise as many people are still having a hard time qualifying for a mortgage but not too worry as the number of homes placed under contract in April increased 300% compared to last month and 100% from last year.

The Average Sold Price per Square is down 14.3% but up 12.9% as compared to last year and it is still the most reasonably priced community for all it has to offer!

Both the Average Days on the Market and Sold/Original List Price Ratio have remained steady.

Appreciation is evident in the next graph showing the Average For Sale Price is $548. This is up 0.9% from last month and up 10.5% from last year.


The Average Sold Price is also Appreciating!  In April it went up 15.6% as compared to last March and up 11.3% as compared to last March.

Egret Landing is a great community in Jupiter, Florida just minutes away from the beautiful Jupiter and Juno Beaches!  It is a family and pet friendly community and is located in the Jupiter A+ Elementary, Middle, and High School Districts. 

Egret Landing Real Estate consists of 654 Single Family Homes that range from 1,800 sq. ft. to over 4,000 sq. ft.  You will find both one and two story homes there that offer anywhere from three to six bedrooms.  Many of these homes are situated on a cul-de-sac and several have beautiful lake views as there are three lakes to choose from.

Egret Landing is a highly desired neighborhood because it offers many amenities for a low HOA fee of only $100/month.  This fee includes a clubhouse, fitness room, heated swimming pool, 7 tennis courts (1 lit), basketball courts, playground, tot lot, and soccer field.  It also has a very large lot in which you can park your boat or RV in for a small additional fee.  If you are looking for a great community in Jupiter, Florida you have to look here first.

The March 2014 Market Report for Egret Landing Real Estate is below.

The number of homes for sale was up 40% compared to February and up 110% compared to last February.  Please keep in mind the inventory is still considered to be low.  In fact, I have a number of buyers just waiting for the house that fits their needs to come on the market.

The number of closed homes was down 75% from last month and down 50% compared to last year.  Homes placed under contract was down 100% in comparison to last month and last year.

March Sales vs. Sold

The good news is the price per Square Foot is appreciating and rose to $212.00 in March!  This number indicates it rose 25.9% as compared to last month and 36%  as compared to last year.  This makes me especially happy because I live in Egret Landing and love to see our values rise.

If you are considering a home in Egret Landing don't hesitate to long as the number of days on the market is falling in relationship to last month and last year.  Down 6.5% from last month and down 15.7% from last year.

The Sold/Original List Price remains somewhat steady as compared to last month up only 4.3%.  Compared to last year it is up 9.1%.

March Days on Market sp vs. orgThe Average Sale Price is now $543 which is up 1.5% from last month and up 4.2% in comparison to last year.  The average Sold Price is $467 which is down 9.8% as compared to last month but up 20.4% as  compared to last March.

The Months of Inventory rose in March to 21 months.  This number reflects a rise of 460% compared to last month and a rise of 320% in comparison to last March.  Keep in mind this number is based on Closed Sales which was only one.

This blog will keep you abreast of the market conditions in Egret Landing.  This wonderful community is located in Jupiter, Fl just minutes away from highways, restaurants, shopping, parks, and beaches.  It is highly desired because it is located in Jupiter A+ elementary, middle, and high school districts, is family friendly, dog friendly, has a lot to park your boat or RV, and offers many amenities for low HOA fees.

The chart below indicates the number of homes for sale is up 200% compared to last year.  Although this number has risen the inventory is still considered low and many buyers I have coming to my open houses (in Egret Landing) are seeking additional homes to choose from there. The chart also shows that the homes sold are up 100% from last month and up 300% from last year.  Pending sales are down 33% from last month but up 100% from last year.

The next graph shows the price per square foot in Egret Landing, Jupiter, Fl has gone down by 14.7% since last month but is still up by 3.7% compared to last year.  January numbers are really nice at 197 per square foot!

The average days on the market of Egret Landing Real Estate is down 37% from last month and 58.6% from last year.  This is a good thing as owners do not want their listing to get stale and certainly don't like having to keep their home in showing condition for long periods of time!
