Recently on my Linkedin Home Staging Professional group, professional stagers and I were debating this question. What do you say to a realtor or home seller who says "why stage when it's a hot market"?
If homes are flying off the shelf in a matter of days, does it make sense to invest in staging your home?
Staging always makes sense and here's why:
- Better presentation and photos attract the picky buyers
(all buyers these days are picky!)
- Better first impressions = less days on market
(fewer DOM = happier sellers)
- Better product = less price reductions
(no price reduction = happier sellers!)
- Better product = higher value
(higher value = happier sellers!)
- Sellers need guidance to prep for a home sale
(a more prepared seller = happier realtor)
- Why leave equity on the table?
(get every last dollar out of your home because you will probably need it to buy the next one!)
- Buyers will wait and pay for what they want. The best.
(The better house gets the better offers)
- Marketing sells houses and staging is part of the package
(Barbara Corcoran says first impressions are worth 5-7% of the listing price)
Homes selling in less days on market doesn't change the fact that the majority of sellers still need guidance on getting the most value out of the sale of their home.
Sellers who don't prep their home prior to selling are leaving dollars on the table. Yes you may be able to sell it without staging but why would you leave valuable equity behind? You're still in competition with the homes that are prepped to sell, new homes and educated buyers. So a small investment in staging a home has a great return.
