It's a Hot Market - Does Staging Make Sense?

Recently on my Linkedin Home Staging Professional group, professional stagers and I were debating this question. What do you say to a realtor or home seller who says "why stage when it's a hot market"?

If homes are flying off the shelf in a matter of days, does it make sense to invest in staging your home?

Staging always makes sense and here's why:

- Better presentation and photos attract the picky buyers 

 (all buyers these days are picky!)

 

- Better first impressions = less days on market 

(fewer DOM = happier sellers)

 

- Better product = less price reductions

(no price reduction = happier sellers!)

 

- Better product = higher value

(higher value = happier sellers!)

 

- Sellers need guidance to prep for a home sale

(a more prepared seller = happier realtor)

 

- Why leave equity on the table? 

 (get every last dollar out of your home because you will probably need it to buy the next one!)

  

- Buyers will wait and pay for what they want. The best.

(The better house gets the better offers)

 

- Marketing sells houses and staging is part of the package

(Barbara Corcoran says first impressions are worth 5-7% of the listing price)

 

Homes selling in less days on market doesn't change the fact that the majority of sellers still need guidance on getting the most value out of the sale of their home. 


Sellers who don't prep their home prior to selling are leaving dollars on the table. Yes you may be able to sell it without staging but why would you leave valuable equity behind? You're still in competition with the homes that are prepped to sell, new homes and educated buyers. So a small investment in staging a home has a great return.

Tessa- I totally agree.  Buyers have changed as have their expectations.  They want move-in ready homesand they must see the value in what they're buying.

Hi Kathy - We are singing the same song :) Yes buyers want perfect and are willing to pay for it. Especially in a hot market. They know they are paying a premium price and their expectations are high.

Great post, Tessa!  I agree with Li and Kathy and your comments. Comments like these need to be the influence for buyers AND for the agent that they are working with. Hallelujah for Realtors/Brokers who "get" this concept!!

Tessa you're so right .... staging works in ANY market, and usually leads to a faster sale.  That means less stress for the sellers, and a faster closing and commission check for the listing agent.

Home staging creates a good first impression.  My current listing, a staged home  was open to the public  on 03/09/14 and had two offers on 03/10/14.  A similar house in the same subdivision is still sitting there.  In a hot market, the staged home is even hotter!

Thank you Virginia, I agree. It doesn't make sense to consider how staging can really still bring a great deal of value even when home sales are up.

Beverly you've proved the point. Buyers are savvy and want the most value they can get for their hard earned dollars. They're going to go with the best product every time.

So true, Suzanne. Why waste those valuable early days on market? We can't be sure a buyer is going to give a home a second look.

When Barbara Cocoran thinks staging brings in more money for a property even in a hot market you really have to take notice. She lives  and works in New York City and sees a wide variety of properties through her brokerage.

I know in our area it is always a benefit and the agents/sellers see the monetary benefits to staging.

I would also add that not all homes in all price ranges are just flying off the shelves.   Plus, it is a matter of pride.  Why wouldn't you want your home to show it's best?

I agree Sondra, not all homes are in the right location to sell well. You're right, it makes sense to take pride in your largest investment and reap the reward.

Tessa, I just put a home on the market that is vacant and sure would look better staged, but the Sellers cannot afford it.

Hi Joan, I understand sometimes the cash flow isn't there, but I hope they don't have to take a price reduction and lose money on the sale because the home doesn't show as well as it could. Wishing you good luck on selling it for them and making it work!
