Spring's Picking Up!

Well with Spring here in full bloom the real estate market seems to be picking up here in the Vallejo/Benicia area in terms of buyer and seller activity.  There have been numerous reports of agents receiving multiple offers on properties that are listed in a range that makes sense for the current market conditions.  The thing for buyers to keep in mind is that this is a great market to start looking in.  And especially for investors there is lots of great homes available under $200,000 here.  Interest rates on 30 year fixed rate loans are in the neighborhood of 5.75%.  So what are you waiting for?  Get out there and start looking today!

Hi Lori,

Yes, we have seen an increase in 1031 exchange activity as well.  I think buyers are beginning to realize that there are some great opportunities out there and sellers are beginning to realize they need to price their properties appropriately if they want to sell.  It's kind of like a meeting of the minds.

Hi Lori,

Is your market continuing to improve over the last few months?  In Santa Cruz County, our unsold inventory has been shrinking over the last 3-4 months.  We're seeing signs of a bottom.  I have a question for you about local disclosures; what local disclosures or government requirements do you have for sales in your county?  In Santa Cruz we have a local water disclosure and the seller is responsible for installing low flow toilets and shower heads.  Do you have anything other than the standard state requirements?  Thanks.

Hi Deborah,

Sorry it's taken me so long to find your comment.  I promise I will check more often.  Just getting the hang of this blog thing.  As far as local area disclosures go, various brokerages in this area have their own disclosures on area specific issues.  As President of our local Solano Association of Realtors I have set up a special committee focused on Local Area Disclosures that will cover our entire county when we are though.  The city of Fairfield has a specific disclosure which must be made to all buyers.  Here in Vallejo there are no local government requirements for point of sale mandates such as your low flow toilets or shower heads.
