Our first warm sunny weekend is upon us here in the Great Northwest! As it does every year on the first warm weekend of the year it brings out come the house hunters in force! If this happens to be you then continue to read on. I put together a few helpful tips that should help if you find that house you fall in love with.
1) Focus on the house and if it meets your needs. Don't worry about if it is a short sale, foreclosure or bank owned property and hope to negotiate a contract far under asking price. Those prices will be the same as a traditional owner.
2) Make sure to use a Realtor who lives and works in the same area you are wanting to buy. Better knowledge always comes from a local.
3) Be prepared to make an offer that is close to the asking price. Every buyer wants a home for the least amount of money and every seller wants the most amount of money, even a bank if they are the owner. If you find the home you absolutely love and must have then avoid the possibility of losing the property over a few thousand dollars.
4) Set yourself apart from other buyers. Give something to the seller in your offer. Shorten the inspection period to just two or three days. It shows the seller you are serious and want to move forward quickly. Give a few days for the seller to vacate the property after closing.
