Installing appliances and meeting code. Desert Sun Home inspections.

On this recent home inspection in Artesia, New Mexico. I ran into a lot of "What the" issues.

The home had been upgraded over the years. The Two furnaces and A/C units were installed in 2010.

These "New units" should be to code and good to go.

Not the case. Neither furnace had a sediment trap. And neither furnace had a combustion air intake in the room. Plus the rooms for the furnaces had a solid door. No way to get combustion air from the homes interior. This is not installed to code.

Furnace.

I believe there was no permits for these installations.

If there were permits issued then the mechanical inspector never inspected the units.

Both flues did not have the proper Clarence from a combustible material. Both are too just too close to the framing. Combustion air issues and missing sediment traps.

There were one C O detectors at each furnace and water heater. Part of a security system, That was a good thing.

These furnaces were installed by a licensed contractor. Says very little for their company.

No permit I am afraid. They have some 'splainin' to do.

I took the door off the furnace. They were correct. So was the wiring. Other issues though

The contractors need to come back and take care of the issues.

You are so right. The MLS sheet says now appliances, IE: furnace's in 2010. If there were no permits, then how can they say they are new if they are incorrect?

The way the units were installed leads me to believe that no permits ever on any thing done after the initial building permit. One of these days someone will get in trouble ove tthis kind of work.

I tend to find a lot of these units installed incorrectly. All new units, furnaces water heaters and other gas fired appliances. But hardly ever a permit sticker of approval.
