Even though the market in my area seems to be moving along, due mainly to a low inventory, the homes that are missing that certain something are still being passed over. The brightest and shiniest are going pending in 1-2 weeks, while those that are lacking that certain something are sitting. All seem to be priced higher than they should be, but the difference is in the details. It's still those little things that mean alot to buyers. Ignoring the smallest details can cost a seller thousands-even in what seems to be a seller's market. Those pesky details include the following:
1. Baseboard Trim This seems to be the most overlooked, but dirty or worn baseboard trim can keep the house from feeling new, crisp, and clean. Many people do not remove it when re-painting because it adds time and money to the painting project, but it will mean the difference between a house feeling "like new," or "lived in."
2. Cleanliness It is always best to have a home professionally cleaned prior to putting it on the market, and to keep it that way during the listing period. Dirty walls, cigarette smoke, dirty carpet, odors, discoloration on tile, etc. can really turn off buyers. Odors will drive them away the fastest. It is best to remove the source of offending odors prior to putting the house on the market. Relocating pets or refraining from smoking inside of the house are a must when it comes to getting a property sold quickly, and getting top dollar.
3. Staging Transforming your property from a home back to a house can be emotionally difficult, but it necessary in the selling process. A well-staged home allows a buyer to picture themselves in the house, instead of trying to piece together a portrait of who currently lives there. Clearing surfaces, removing extra furniture, and thining the contents of closets will go a long way in giving the home a spacious feel where the lay-out flows. Also, be sure to make sure that the decor is simple, and well-tied together. Nothing dirty or worn should be used in staging, unless there is a wonderful distressed antique piece that is at the center of the decorating.
Those little things do really go a long way in getting a home sold. They mean everything in getting top dollar for your property-no matter what the market conditions are like.
