I recently consulted with clients who had been unsuccessful in selling their home. They were ready for expert staging advice before going back on the Real Estate market. One of the main things I noticed was that the bonus room had been turned into a bedroom.
I weighed the options of what would be best for this client and to get this home the attention it deserved from buyers. I evaluated the seller's situation ...
- Could they manage without the extra bedroom while the home was listed?
- Did they have the resources to do the work (finances, time, energy, motivation, etc.)?
- Did they have the physical help to move items?
- Did they have enough time to successfully accomplish the task?
- Did they have ample storage space for extra items?
In this case the seller was open to listening and willing to put forth the effort required. They realized that my advice was coming from my years of experience with Staging and Real Estate. Here are the steps:
- Unclutter: The seller boxed and removed all unneeded furniture and other items from this room.
- Paint: Since the color scheme was perfect for a preteen but not for its intended purpose, we agreed that this room would need to be painted in a more appropriate color.
- Relocate furniture: We relocated furnishings that were in the formal living room (that really work better in this space). If you saw my previous blog you noticed this sofa and love seat were in the formal living room.
- Accents & color: I brought in pops of color with pillows, accessories, greenery, a drapery valances from my staging inventory.
After following my staging advice for the bonus room as well as staging in the rest of the home, they were able to get a buyer and close the deal!
