If you want or need to sell your home and are interviewing agents there are a couple of important things you should consider.

Property pricing is key.  If the house around the corner or down the street on the market for $X isn't selling, then you likely do not want to even consider it as a listing comparable.  It may not be selling because it's listed for more than the market will bring right now.

What is a CMA?  A comparison market analysis.
If an agent has prepared a CMA for you, you need to ask questions.  How long were these homes on the market?  Were they listed with another agent previously (that could add months to time on the market)  Was the original list price higher than the list price when it sold?  When and how many price reductions occured?

lake sinclairWhen I do a CMA I try to use similar homes that have sold in 
the past 90 days.  Sometimes there are not enough similar homes that have sold in the past 90 days so I slowly creep back to 120, 150, but NEVER go over 180.  If a house was listed with a different company prior to the company it was listed with when it sold I add that data sheet to my CMA.  I also use other similar homes that are listed.  Other listings that are similar and have been on the market for ages and ages usually reflect a too high price.  But when you list your house you should know what the competition in the  price range of your home looks like.  In fact, if the seller has the time, I'd be happy to take my time to show you a few of the similar homes so you can really get a good feel for what is out there on the market.  And if your neighbor told you someone in the neighborhood sold for $X, don't take that as fact.  It's public record.  I can and will look it up for you, so we will know the correct price.



Commission is also a consideration.  You might think you are saving money to list for a lower commission, but that may not always be true.  If your house is listed at a lower commission it might not get the same # of showings to potential clients and it might not get the same marketing exposure it would when listed with a broker who doesn't market themselves as a "discount" broker.  You should ask where your house will be marketed?  After all,  you pay NO commission to "list" your home, you only pay a commission when you close on a sale of your home.

Sheila- it really is, even when it shouldn't be.  I actually know agents who show a certain company's listings only if their buyers don't like anything else and that's all that is left because of commissions.

If you have Lake Sinclair property and list with anyone other than Lane Realty, you are shooting yourself in the foot.  Go with the best...Tammy Lankford knows the market for Lake Sinclair!
