Do You Want Your Franklin TN Listing to be Seen? Then Hire an Agent With a WebsiteA few days ago, a new listing came on the market for $1.6M. I'm always curious to see what a $1.6M listing agent's website looks like so I clicked through to his site. There was only one problem, he didn't have a website.

Instead, I was directed to a page on his broker's website. This agent's photo, name and phone number were listed. Nothing else. That page didn't show me his listings. There wasn't a place for me to search for homes. No tips to buyers or sellers.

It wasn't what I expected to see from an agent who just listed a $1.6M property.

Now, I know what you're thinking. Your agent told you your home would be seen on all the national websites. That hundreds of sites would carry your home across the country. Have you ever tried to find a home on one of those websites?

They work out great for buyers in the early stages but those buyers quickly realize that the information on these national sites isn't usually accurate. Not to mention the fact that they are carrying hundreds of listings that have already closed. Finding a home on one of these sites is like finding a needle in a haystack.

Buyers eventually look to local real estate agents for assistance. But first, they have to actually find those local agents. How do you think a buyer living in Dallas TX finds a Franklin TN real estate agent? You would be right if you answered Google.

Since that Dallas buyer doesn't know your agent Lazy Larry or your address, he's going to Google something like Franklin TN homes for sale or Franklin TN luxury homes for sale or maybe Franklin TN luxury homes for sale zoned for Franklin High School. Do you know what happens when he does that? He won't get your agent because he doesn't have a website.

You hadn't thought about that, had you? So how is this Dallas buyer going to find your home. I'll tell you, it's a crap shoot. With almost 100 Franklin TN homes priced over a million, it may be difficult to find your listing.

Last year, 87% of the buyers I worked with were from other parts of the country. One of those buyers was a Texas oil man who purchased a $1.5M home with cash. Exactly the type of buyer you're looking for to purchase your house.

Don't leave anything to chance when selling your Franklin TN home. With 92% of buyers beginning their home search on the internet, you want to make sure your home gets the exposure it needs. By the way, this post isn't only directed to million dollar sellers. Any homeowner who is interested in selling your Franklin TN home, should hire an agent with a website.

In this day and age, every agent should have his own website and be blogging about his listings. Both should be an essential part of his marketing plan and budget. After all, not all buyers will be local. You want your house to have national and international exposure.

Tammie, What we encounter with our patio home niche is sellers hiring listing agents that don't know the niche.  No special advertising, no real draw to the APPEAL of a patio home.  Frustrating to realize that they COULD be getting better marketing than they're getting, and we can't tell them that they're virtually invisible to their likely buyers.

Bobbie - It's actually a little frustrating to those of us who do and really market their client's property well.

Jared - Agents who have been around for awhile think it's only a lead-generating tool and that they don't need that. Unfortunately, they are doing a disservice to their sellers.

Sheila - That's my take.

Bliz - I face the same frustrations here. If sellers would just Google their neighborhood, they'd learn a lot more about what is going on in their local market. Apparently, they don't think that's important to the sale of their home. It's upsetting because they could be doing so much better if they just did a little research.

Seriously? That's really pretty weird. And that listing should not only be on mutliple websites, but have it's OWN website with video, virtual tours, etc. Goodness, I'd be pulling out all the stops. And what a great way to drive traffic back to the agent's website(s). We have four right now - and still building niche sites.

There was a time when to get a listing I had to advertise in the city newspaper, then later I had to have a webiste. Now as websites become less relevant I am asked it i am on youtube.com, Facebook, Pinterest, Trulia, Zillow, enhanced on realtor.com among others. The crazy thing is that REALTORS® in my town still think that having a website, any website, is the keys to the kingdom. Only 20% of them have even an IDX solution.

Debb - I totally agree with you. You can get so much mileage out of single-property sites, virtual tours and videos. I suspect this listing agent does none of that. It makes you wonder why the seller hired him.

Silvia - I suspect not.

Joe - My website is the key to my kingdom. I get a substantial number of clicks and leads from my site. Can't imagine where I would be without it.

Eric - This is something every seller should recognize but often doesn't. It's upsetting to me when I see agents who are not even doing the bare minimum when it comes to marketing. I believe every agent should have a website.
