WHAT do you do if the Seller REFUSES to leave for a Home Showing?

How can you sell a home if the Buyer can not see it? Recently while representing a Buyer, we set up a showing, got it confirmed and showed up at the home. We were greeted with an open door, a very loud TV and a Seller staring back at us. I introduced myself and the buyer and I think he grunted. I asked it was alright to walk through the house and he said "go ahead". We proceeded to view the home.

The Home Seller proceeded to follow us around the home talking up a storm but just a little too soft to be heard over the blaring TV.

 

The Buyer asked to open a closet and he opened it while standing in the doorway. The buyer asked to open kitchen cabinet and the Seller opened and closed it almost in the same motion.

 

The buyer turned to me and said "We really like this home, what do we do?" The seller had pretty much ignored me and stayed in the way of the Buyer. I share this story as an example of "What not to do" as the seller of a home. When I list a home, The seller is informed of how the selling process works, how a home showing will work and what to do and what not to do. This home seller had not received any guidance from his listing agent. He is lucky to an extent my buyers loved the home despite the distraction and did not turn and run. I got between the seller and the Buyer to interact with the seller. The seller was nervous and is probably why he was acting so strange. Soon he was comfortable enough to sit down.

 

What started so badly, turned into a great opportunity to talk to the seller. The Listing Agent has not done any justice to the Home Seller by not standing by them through out the selling process. The seller thanked me for being so nice to him. He did confess there was 2 other agents who walked out on him during showings. There was no doubt i could see it happening. The Buyer was pleased at how I took over the situation and had a happy ending.

 

The one fact is that whether you are a Buyer or Seller, you should know that all agents are not created equal and it starts with the seller hiring a "GOOD" :Agent, one who is WELL experienced in your area and type of Home. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. To those who learned the hard way, they did not have to....

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning, Scott....that listing agent should not be listing property.... however, since that's not the case, the buyer's agent must not interfere with the situation....the buyer's agent is representing the buyer and that seller is going to take it on the chin if he/she becomes putty in the hands of that buyer's agent....

As the buyers agent in this case, It was important to get the seller to let the buyer see the home. With Mr Buyer that runs his own business working 7 days a week and Mrs Buyer with a new baby and 2nd very young child, time for viewing homes is scarce and needs to be used wisely when they get it. By simply engaging the Seller in a polite conversation he calmed considerably. We were able to then ask the questions the buyers wanted to know like the age of the roof, when the furnace was last cleaned, how the neighbors are, why he was moving and what he really wanted to sell the home for.

Showing agents need to be stong enough to take control of these situations. Most of the time, they will have a positive response to their advice.

Hi Scott - Sellers present during showings usually add enough discomfort to significantly downgrade the home's appeal. It's almost always a bad a idea and bad coaching from the listing agent.

Scott-Sometimes Sellers are coached, advised, or even begged to do things that make selling their home easier. So do and others do not. Not always the Seller's agent fault.

It's never a good idea for a seller to be left to their own devices, without an agent to represent them, in the company of buyers and buyer agents.  Most people will naturually feel a need to answer questions when asked.

I would request a second showing if the buyer really liked it and ask that the seller plan to be away from the house so the buyer could make a decision.
