Yep, my sister in Nebraska, the GO BIG RED state, called and said kids were having a blast finding eggs and romping in the snow. Here in El Dorado County (between Sacramento and So. Lake Tahoe) it's a clear, sunny, gorgeous Saturday. Lots of egg hunts happening here too, mostly in fields of flowers and pastures....time to get out for a walk on our BEE-U-TIFUL bike trail....BUT FIRST:
In real estate it's been two weeks of challenges. One particular transaction was supposed to close 'For sure' per the lender who consistently told me she was in direct contact with the underwriter, it was a 'GO!' and in all the years of being in the lending industry she said she NEVER EVER had one fall.....ALAS, quickly approaching the close date the lender called, quite embarrassed and said 'Uh, the lender changed guidelines and now they do not qualify'....Ever heard of a USDA loan? In our county they can be a good thing with 100% financing plus Seller's can pay most Buyer's closing costs. That's the kind of loan it was. The Underwriter decided Buyer would have 'payment shock' and didn't consider the fact they had been renting not only a home but also a separate storage unit which they would no longer need, they had no credit card debt, owned two cars and a travel trailer, credit/FICA OK, their mortgage payment only a little above their total current monthly debt but Underwriter decided not to take even a slight risk....not that I blame them but they should have caught that before Buyer lost his deposit....WHY did he? Because the Seller's Agent insisted the loan contingency be removed after 17 days...And on the 15th (when we could bow out and recapture the $1,500 deposit) the loan officer said "Definitely, it will close." Lender had become a friend of Buyers so 'bye 'bye to the $1,500, no recourse....it wasn't her fault anyway, she was only going by what the Underwriter said....In the meantime the Buyer found a Lease Option opportunity on 10 acres which is his dream! No Realtor involved but I am happy for him despite my loss of commission....yet it's true, 'all things work together for good for those who love the Lord' and my (ex!) buyer surely does....
The other deal that fell was a short sale; after WEEKS we got bumped by another offer...too bad, my Buyer was ready to close and we haven't found a replacement home YET....but we're going out on Monday to look at some possibilities and trusting the Lord has JUST the right place for her and her son....
Speaking of the Lord, I want to wish you all a blessed, joyful Easter Sunday as we celebrate the REAL reason for the holiday....EASTER originated as a Christian holiday, in Greek it is called Pascha. The hard boiled eggs and having children go find an element of the Seder/Passover meal started today's tradition of hiding colored eggs. The annual Seder meal continues to be a part of Jewish and Christian observation. It wasn't about the Easter bunny, roasted lamb, baked ham, chocolate eggs, jelly beans or greeting cards...yes, those are FUN things but for us Christians, we celebrate that Jesus, the Lamb of God, was beaten, suffered and died on the Cross for the sins of mankind, then He rose again on the third day and DEFEATED death, giving us eternal hope in Him. Hundreds of witnesses saw and recognized Him after He died; ALL of His disciples except one were horribly tortured and died because they refused to deny Him.....WHY would they do that?! Because THEY KNEW Jesus was real and ALIVE! May we Christians take the time to share with others the miracle God gave us, He loves us so much (John 3:16).
