#13 What would you do?

A past client has listed their home with another agent. You see it on the MLS and your heart falls.

These people are good friends and great clients havin greferred you many people over the years. You have stayed in touch and thought you were their agent of choice.

What would you do?

1. Call them or email them and say you are surprised to see their homis listed. Ask them why they chose the agent they did. Be sure there are no hard feelings towards you.

2. Do nothing. Leave it alone.

3. Show the listing as much as you can and leave your card with personal notes when you show the home.

4. Invite them to lunch to let them know you are sorry you did not get the listing, but want to know why.

This is a tough one. Everyone deals with these situations differently, for me it depends on the people and whether they are acrual friends or just acquaintances.

Hi Lori, If you are good friends with them, and they have referred business to you in the past, then, I would give them a personal phone call. I am sure they have reasons for going with that other agent.

I have had people list with other agents before and even though it is not fun I have to think about how I can make changes in the future (ie more contact, providing more information, being more available, etc.).  I would be sure to show the home if I have interested buyer and congratulate them if the home sells, who knows maybe they are looking to buy now that they sold their home.

Gosh, don't you hate it when this happens? It has happened to me a few times, and I can usually pinpoint the reason: I slip into less than stellar follow-up and contact. I have learned the hard way that I have to reach out in many ways. I would probably call them to chat, let them know YOU know and there are no hard feelings, and try to show the house at least once.
