How I Got National Exposure For a Listing
Just When You Think No One is Watching, Social Media Pays Off
It used to be that once a real estate professional secured a listing, the 3 "P's were put in place.
- Put it in the MLS
- Put up a sign
- Pray
Today's real estate marketing game is very different.
With 90%+ of home buyers using the internet during their home purchase experience, we (real estate agents) have had to become ever-so-savvy in utilizing the internet to hopefully intersect with these buyers. In addition to the "old school" tactics above, many agents today also:
- Maintain a website
- Maintain a blog or 2
- Send eNewsletters & information
- Host a YouTube channel
- Have a presence on Facebook
- Have a presence on Twitter
- Have a presence on ActiveRain
- Have a presence on Google+
- Have a presence on Pinterest
- Have a presence on Instagram
- Have a presence on Tumblr
- Have a presence on LinkedIn
- Have a presence on Houzz
And don't forget to check in on your Zillow and Trulia profile every once in a while too.
Sometimes it seems like all these social media outlets are more of a time sink than anything. I mean, sure, there's some interaction going on between my followers and I but I sometimes question if there is a real payoff in comparison to time spent on each and every one of these platforms.
And then, it happened....
One of my listings caught the attention of national media!
It IS an extraordinarily beautiful home with a stunning rooftop garden so I get why they chose it for their article on rooftop gardens. But how did they find me and my listing here in lil' ole' Steamboat Springs, CO?
Houzz. That's how they found it.
No, it has not brought a buyer yet, but then it's only been a few days. But it did remind me that people - whether home buyers, potential home sellers, media or otherwise - are using the internet. And anytime the media wants to use my listings for an article (preferably a favorable article and not one like "Funny Real Estate Photos"), I welcome the exposure.
Bottom line: Exposure. That's why we juggle the numerous social media platforms. Sometimes when you stick with it long enough, you get noticed.
