11 Steps for Successful Marketing

1. Set up Financial Goals. Setting up financial goals will help give you motivation to carry out your marketing plans. Put your goals in writing and read them daily. Make lists and cross off goals completed as this will keep you on track.
2. Stay Active on Social Media. Many potential buyers and sellers start their search on the internet. First they look at homes and then they look for an agent so staying active on social media means your name will pop up if you stay active on social media sites. Do you have a presence on Google+, Twitter, LinkedIn, Pinterest, Facebook (Realtor Page), ActiveRain and WordPress Blog? Post your just listed,pending and closed sales here on social media sites.
3. Sharpening Skills. Experts will tell you to attend 4 seminars a year but I say at least 1 per month. Webinars are also a way to stay up on new state/federal laws and newer internet techniques. Don’t forget to let your clients and prospects know what you’re learning by sharing photos on social media or in email marketing. Consumer confidence in their agent is big plus it improves your selling techniques and listing presentations.
4. Follow Professionals. Reading real estate publications, continuing to attend classes and seminars, Local Association Education and following the blogs and social media accounts of respected leaders in the industry. Many classes are free and offer very good information.
5. Referrals. Referrals will be your No. 1 source of business if you work on this. Stay in contact with your past clients. Whether it’s sending them a card on the anniversary of their purchase, or reaching out at holidays or birthdays lets them know you haven't forgotten them and therefore they will not forget you. "Snail Mail" and Internet Newsletters are good ways to stay in touch.
6. Advertising is a proven way to elevate your BRAND and generate leads. With marketing, sometimes you get what you pay for, and advertising is a sure-fire way to reach the people that you want to reach. Internet advertising seems to be a proven source but do not forget "door to door" farming and "Door Knocking" so residents in your farm area recognize you.
7. Keep track. Try using a database to track outreach to clients and prospects. Knowing what you sent to whom and when can be a full-time job in itself! Automate your systems as much as you can with tools that will help you manage your contacts so you know when it’s time to reach out again. The goal is to stay top of mind by following up, reconnecting and sending valuable information.
8. Know what Works. You’ll never know which of your activities are working unless you track your success. Whenever possible, try to find out how a prospect found you, which can help point you to your most successful marketing methods.
9. Marketing Budget. Consider investing 10 percent of your earnings into marketing, in order to increase your business. Ask any successful REALTOR® and you will likely hear that you can never market too much! If you try something and it doesn't work, do not keep sinking your dollars into it but try something else; something more innovative.
10. Never Turn Down a Lead. Don’t let your marketing go to waste! Respond to any leads you receive immediately. Research shows that the odds of reaching a new online lead drops more than 10 times if you wait longer than an hour.
11. Answer Your Phone- Trulia has done extensive marketing on this and says 95% of REALTORS® do not answer their phone immediately nor do they return messages left on their phone. Considering if you answer and help the potential buyer, you may have just added a sale to your yearly income. How many times do you say you will call then back or set up a search and then don't?
Seriously Marketing yourself is one of the most beneficial steps you can take to achieve success in the real estate industry! Get your name out there and BRAND Yourself!
