Methamphetamine Positive House- drug house - Please help!

I found this to be an interesting article and it is something home buyers should consider.  I have had to take classes on Meth Houses.  It is actually pretty scary.  I have shown some houses that have been disclosed as meth houses or I found through research to have been a meth house, though my clients have never been interested in purseing one.

Following is a quote from an article about meth houses.  One big problem is that many states just measure the meth levels on clean up and not the other chemicals used to produce the meth.  The point being the meth is the least toxic part of meth production. 

"Building materials absorb pollutants, even if the materials are not obviously porous or fleecy. This contamination can be re-released, even after the building has been cleaned," Morrison says.

Another point made is that it is not necassarily limited to just run down neighborhoods or areas of lesser values, in can heppen in the best of neighborhoods.

Just as an example there was a Meth Lab discovered in Chelmsford back in 2005, a community you would not typically "think you would find a Meth House".

I need Rainer's Help- please reply and give me your experiences if you have any!

I have a client that really likes a house.  This house sits on 5 acres- which is rare in St. Louis!  

Facts:

  • The seller's disclosure reads that the tenant of 14 years was arrested in front of the house and is now incarcerated. 
  • It also reports that during the rehab of the home that a box of syringes were found.
  • My clients are aware that drug testing for residue is necessary.
  • We made an offer and another offer was accepted.  The buyers that won the contract did the testing and residue was found.
  • Reports state that Meth was not cooked in the home but was smoked in the basement and in the master bedroom.
  • The buyer's backed out.

Currently:

  • The listing agent called me to let me know that it is back on the market and forwarded all reports and estimates.  The estimates to remedy the situation are going to be completed by the seller. 
  • My buyer is still interested in purchasing the home even though it will be forever tagged as a house that Meth was used. 

Questions- please provide answers if you have any...

  1. Have you ever sold a house that showed positive for methamphetamine?  If no, please just offer encouragement.
  2. Will methamphetamine houses be like a house that as treated for mold or termites- will people just figure that it is ok if it has been remediated?
  3. Will this house forever have a stigma?
  4. I have seriously stressed to my client that these people are probably ready to dump it due to this situation being so new and we really have no idea how this stigma will affect home sales in the future- they will be the pioneers on this issue.
  5. Any comments or suggestions are welcome- positive or negative!

Thanks for the reblog Kevin!  Hopefully none of us need to be aware of this situation- but it is sad to say that it is probably going to become pretty relevant!  I am going to encourage all of my buyers to have the meth testing done- you never know where it can be found...

Shanna- In the area I cover there are some towns where you would think you would be concerned about it.  I have shown "meth homes" and they believe it or not are not located in the towns you would think.  Also the little resaerch I did I discovered Missouri has the highest level of meth houses, it is the meth capitol!!
