#19 What would you do?

Your listing has sold and has been in escrow for 20 days. The buyer refuses to sign the contingency removal. What would you do?

1. Give a notice to perform and sign it within 48 hours or cancel the deal

2. Check with their lender to be sure the loan is ok and if they have final approval

3. call a meeting with the buyer and their agent to find out why they are not signing and returning the contingency removal.

4. Have them remove some of the contingencies and do an addendum giving them an extension of the contingency removal

I would hope to have a solid backup offer at this point, I would give notice to perform and have signed within 48 hours or will have the deal cancelled.Ā
