Today I made an appointment to show a house. The listing agent ask me some questions in-regards to my buyer. The normal questions, do they have a house to sell, how long have they been looking, oh and how long are you working with them.  When I answered a few months she said, I hate working with buyers, they take so much of your time and energy.  She also said, They are not faithful to you.  All they have to do is walk into an open house and then their gone.

I answered, thats not always true.  Occasionally you get lucky and find them a home right away. It seems I get one or two that takes a little longer. At least I am working and not sitting on overpriced homes.

LET ME UNDERSTAND THIS IF ALL AGENTS ARE GOING TO BE LISTING AGENTS, THEN WHO IS WORKING THE BUYERS!

ALL I COULD SAY IS SEND ME YOUR BUYERS AND I'LL BE HAPPY TO FIND THEM A HOME!

Yeah, she's pretty short-sighted.  Of course "you have to list to last" but it's easier to make buyers happy right now than sellers.

I'm with you, Valerie.  I'd rather work with buyers.  I love helping them shop and seeing their expressions when they find 'the one'.

Too bad we don't all get smart and price the houses right in the first place. It's easy enough to do the comps and see what the real listing price should be. Trouble is being able to get the seller to see it . . . especially in the slow markets most of us find ourselves in now. My new listing pitch is "If that's where you want to price your home Mr. Seller, I'd like to be your third Realtor. Please call me in a year." I'd much rather run around with qualified buyers right now than deal with angry sellers because they don't see that the market just isn't where they think it is . . . or wish it is . . . I agree with you 100% Valerie, listings are great,no doubt, but every listing NEEDS A BUYER! Thoughts are things, and that listing agent has negative thoughts-bad for business-she  should be happy you're bringing her a  possible buyer! Real estate is a 2 way street and consists of BUYING AND SELLING. You go girl!

Hi Val, I guess I can see your point, loyal, qualified buyers are great and the feeling you get when you find them that home that they love is unexplainable. But having a great priced right listing is a wondefull thing also. Lots of Luck to you
