We all know first impressions are important. How can a seller make the best first impression on buyers to sell a home faster and for more money?
There are two times that a great first impression is important. The first time is in the marketing of the home. According to the National Association of Realtors, the first and most important thing buyers look for when searching for homes online is photos. A study by Old Dominion University found using eye-tracking technology that users viewed the exterior photo of a house for 20 seconds on average and spent 60% of their time viewing photos, three time more than any other aspect of an online home listing.
The second important impression is when a buyer arrives at a property for a showing. This is when curb appeal can impact a buyer's opinion of a home. The same goes for the entryway into the home. Having a neatly trimmed and edged lawn, attractive landscaping, clean front porch and new welcome mat will draw attention. Stepping into the home should be equally delightful with an entryway free of clutter, pleasant but not overpowering aroma, plenty of light and soft music playing, if possible.
To maximize both first impressions requires two things - professional home staging and a professional photographer. The home stager's job is to make the most of what a property has to offer both in and outside the home and use it to catch a buyer's attention. Once staged the photographer captures the best angles of the staged home. It is these photos when viewed online that will cause buyers to want to see the home in person.
