Knowing What to Do and When to Do it Can Save You Time and Disappointment

If you are a first time or second time buyer now looking to buy a home in South Pasadena, CA, there are a few things you should know about the buying process to avoid eventual disappointment.
You’ve decided it’s the right time to buy a home, and South Pasadena is a wonderful community of caring and connecting people with just the right school system to assist your children in gaining an educational advantage. So what’s the problem; what can stop you now from getting your new home?
· First: Most buyers begin their home search online about 3 to 12 months before contacting a real estate agent to assist them in the process. Hopeful buyers are looking at homes they not only like, but also homes they think are in their price range for what they have figured as a monthly payment. What buyers may not know or understand are all the considerations that go into being ready to buy their South Pasadena home. Buyers need to be aware what can harm them going forward.
· Second: To avoid initial disappointment, would-be buyers will need to meet with a lender for the pre-approval process. This determines what buyers can actually afford and what the lender will actually lend toward their new home. In reality, their pre-approval letter from the lender will need to accompany any offer they make toward buying that South Pasadena home. To avoid disappointment, this pre-approval process must be the first step prior to finding that perfect home. Working with an agent from the beginning can help avoid many pitfalls.
· Third: New homes coming on the market may not make it from the multiple listings service to the public search sites for 2 to 3 days after being on the market. Buyers working with an agent will have the advantage, as the agent has immediate access to all new listings and can notify the buyer right away. In a market where multiple offers are the norm, this is a critical step that buyers need to be aware so they are not disappointed when they miss out on a great opportunity.
