They pulled it out of their hat last minute, now what? I have a listing in an older 55+ manufactured subdivision in town. These are established lots and homes.

Another agent brought a good offer a few weeks ago. After the inspection period was about to expire I got a contingency removal with the clause added the buyer wants the corners of the property marked. That is some thing that should have been in the offer up front.

The problem now is that I sent a surveyor at my expense and there are NO pins to find including neighboring properties. He is considering backing out of this deal.

I am thinking we are just thinking of ways to get out of the deal and just pulling things out of the hat last minute. Your thoughts?

Rob, that could be the case. I do not know your contracts.  In my area, they could have released the contract prior to removing contingencies and get their deposit back. It's hard to tell sometimes.  I hope it all works out for you, and everyone!

It is strange that there are no pins even on surrounding properties.  You would think that at some point someone would have wanted their purchase surveyed.

Judi: In this area there is alot of vegitation and blowing sand. Makes it a hard task at best.

I always talk survey up front. I have seen where pins are gone. Here in Texas we have places where the "old oak tree" served as a point of reference...crazy.

In the end, a different surveyor walked right to them.
