Does It Really Need To Be Said AGAIN!

I have written blogs on this topic before.  Yet again, a local agent has gone into one of my listings and it was not during the appointed time.  My firm uses an appointment desk simply so that there are no miscommunications.  They even send a confirmation email as well as calling to communicate confirmation of the appointment time.  I simple paste into my online calendar the appointment never leaving any question to the time or showing instructions.  


But, back to the issue.  As I warned before I have a number of farms and land tracts as listings.  The last time it was someone that just decided to drive onto a farm property with no notice or permission.  The owner of that property usually meets unwanted visitors with a firearm.  They caught him on a good day.   Today an agent went into a home on a farm that the owner has a concealed carry permit and is not usually without their firearm.  The owner of the home walked out of the bathroom and into the kitchen to find and agent and some buyers in their home.  I am just glad for their sake that they did not frighten her too badly.  Just wondering if not scaring a homeowner and putting your clients at risk of getting shot is motivation enough for a buyer’s agent to be more organized and know when their appointments are. 


As all my buyer’s will attest every house I go into I will ring the bell or knock and announce myself as I go in the door even if I know the home is vacant.  You can never be too careful.

Larry - I had read your most recent post about this but it's amazing to me that this is still occuring for you and your listings. Sounds like it may need to be addressed by your local board or MLS. It's just so NOT rocket science. I guess 'out in the country' they figure no one will know they're wandering around :-/

I guess I should get used to this since I do list a fair amount of horse farms, and rural properties.  I am actually thinking getting a gun pointed in your face and asking wth you are doing is a good learning experience.



Oh I send a message.  I am not afraid of my client suing, I am afraid of them shooting someone.

Larry, even when a listing says "vacant," I still call or text the listing agent to confirm. I often see photos of the home furnished, but now it says vacant. Understandably, it was furnished, but now they have moved.. 

I went to a vacant listing once. (without calling) Thankful to my quick thinking, I was able to get the door closed before the dog that came bolting across the vacant room was able to get my leg! 

And especially in an area like yours, farms and such, people (owners) are much more apt to have "protection."

Exactly my point.  Each of these sellers are armed and are very able of protecting themselves.  I am just trying to educate so that someone does not get shot.

There's a word for agents without appointments:  trespasser.  At worst I may show up in the last 5 minutes of our hour slated appointment, but the idea of not scheduling an appointment in an occupied home??  That's nuts.  Bill
