Cookeville Home Sales Improve Slightly in February 2014
After a chilly start for Cookeville home sales in January, we saw some improvement in February. The weather was still fairly cold here in Cookeville, but home sales were up 8.5% in February compared to the same time last year. This is a definite improvement from January, when we saw sales down 11.8% from the same time last year.

$500K and higher: 1 home sold and 19 currently available for sale.
$400,001-$500K: 0 homes sold and currently 9 available for sale.
$300,001-$400K: 4 homes sold and currently 30 available for sale.
$200,001-$300K: 9 homes sold and currently 98 available for sale.
$100,001-$200K: 15 homes sold and currently 172 available for sale.
Under $100K: 18 homes sold and currently 75 available for sale.
In summary: February home sales in Cookeville were dominated by first time home buyers. Homes under $200K were the fastest moving category, as first time buyers were undeterred by the cold weather. For the most part, move up buyers chose to stay home and wait for warmer weather. We should see more movement in the higher price categories in the spring.
