Cash sales are great, if the funds arrive on time!

How quickly can you access your funds if you want to pay cash for a home? You might be surprised to learn that it can take several days to get your cash from an investment or retirement account.

Paying Cash for a HomeIf your funds are not readily available in a savings account, you need to allow yourself plenty of time to have the funds wired from your investment account to your bank or to the title company. It can take 48-72 hours or more to get your funds once you have made the request. You probably won't be able to get your funds the same day you request them, or even the next day.

I recently represented the sellers on the sale of their home, and the closing was postponed four days beyond our scheduled closing date because the buyer did not place the order for his funds early enough. He called his financial advisor the day before closing to have the funds wired directly to the title company. Unfortunately, he found out that it would be three full business days before the funds would be delivered. The result was that our closing which had been scheduled for Friday morning did not happen until the following Tuesday afternoon.

This oversight on the buyer's part had a domino effect on other transactions. My sellers were planning to use the proceeds from the sale of their current home to help pay for their new home. The schedule was tight for everyone, because we were closing on the old home and the new one on the same day. When the closing on their current house was delayed several days, they also had to postpone the closing for their new home. This delay caused frazzled nerves and a lot of stress for both the seller and the buyer.

So, if you are planning to pay cash for your next home, be sure to talk to your financial advisor well in advance and know just how long it will take to obtain your funds. Be prepared, so your closing won't be delayed!

We always want to see proof of liquid funds when we get a cash offer.  It needs to be in a local bank and ready to be wired to the title company.

I an owner says that he will sell if an attractive enough offer is presented you have nothing. No listing. No agreement to sell. Nothing. The owner is also saying the same thing to every other Realtor that crosses his path.

It wasn't an intentional oversight, and I'm sure all's well that ends well. It's something that needed to be discussed by the agents involved since they know, or should know, about these things.

I find it uncommon to work with buyers who want to buy a house or property using cash.  It's just uncomfortable carrying a large amount of money on you.  But if you can do it and have it readily available, I say go for it!  But be prepared and have the funds ready!

Remamber, all deals are cash deals at settlement whether the lender, someones relative or the buyer brings the check.

In today's age where you can walk to a machine, stick in a card, and get cash, many people think the transfer should be automatic.  Maybe someday we'll get there, but we're not there yet.

I've had many cash buyers over the years.  I always advise them to get a hold of their banker ASAP with wiring instructions so there are no delays.

I had a transaction where two banks sat side by side in a shopping center and I needed to transfer funds from one to another. It was as complicated as if they were in another state let alone shouting distance. Yes to staying ahead in this business

over the years I have seen many cash deals die - because that cash has to come from somewhere!  I still dont understand why a seller will accept a lower cash offer VS a better offer with a mortgage.  If the buyer is qualified the money will be there at closing!! But then again I am a little biased as a mortgage guy.  I like to think my clients are as good as cash unless there is a problem with the house.

Rose, Great advice as money always takes several days to move from one financial house to another. Sorry to hear about your troubles but there was nothing you could do. Cash is always great but cash has to be available as you said in your blog.

Yes, some folks think that if they show a cash balance in their investment account it's easy peasy. But if you have to sell those stocks?  Well, you'd better allow a few days.

Hello Rose: This is a hidden gem of a post and a great subject.  Cash has the reputation of the be-all and end-all of real estate transactions, but that is not always the case as your post identifies.
