Let's look at the Why, Who and What of this market:
Consumers are dusting off the snow and venturing outdoors: After a really long and cold winter, people are getting out of the house and into the great outdoors. What better way to do that then to go looking at open houses? This is a great time to take advantage of the need for people to see the light of day and give them a destination - your home for sale!
Inventory has been low creating a sellers market: This last year in Texas was a boom for sellers. The inventory of available homes was so low that buyers were crawling all over each other to grab the best homes. As a result, sellers had multiple offers from which to chose and the trend has continued into 2014. Take advantage now!
Inventory will pick up - buyers will have more choices: The news has been reporting the low inventory so Spring will see more sellers try to capitalize on the market. It's a good idea to get your home on the market before it gets saturated.
Renter to buyer/first time buyers: Renters and first time buyers are finding that the $1,000 to $2,000 a month they pay in rent can pay for a good home. Lenders are stepping up to offer a multitude of information, advice and help for this buyer group.
Growing Families: As families grow, so do their need for space. There are many wonderful homes in the North Dallas area situated close to parks, shopping and great schools. Would your current home be a great space for this population?
Downsizing Empty Nesters: It's often a difficult decision to downsize your home. But empty-nesters, one income families and eco-friendly minded buyers can find that moving to a more suitable space leaves them free to spread their wings in other ways. Let's show them how your home can be a perfect fit for them.
Know what consumers want in a home: Active Rain,a Real Estate blogging site', over 1,500 agents to see what the "hidden gems" are that people look for now in a home.

Stage your home: You could argue that in a seller's market it is not necessary to stage your home for showings. Let me assure you, it is a must no matter what the market. Your home could be lacking some key elements that a particular buyer is looking for in a home, but if it's clean with well placed furniture and SMELLS nice, they will often times overlook some of the criteria. You don't necessarily have to buy new furniture - but you do need to de-clutter, organize, clean, clean and more clean. And make sure there are no pet or cooking odors. I've seen clients walk right out of a house if the smell offended them and they never even saw the whole space.
Hire a Real Estate professional: Yes, I am a Real Estate Agent and yes, I want you to call me to help you buy and or sell homes. But what I've learned from the years I waited tables in college, the years I spent in the medical field and now the time I've spent in real estate, is that the expertise a professional in the industry provides is invaluable. An agent will provide advice and counsel. She (I say "she" because I am a girl) will spend her days and nights finding suitable properties for you. She will spend her days and nights marketing your home through print, social media, agent communication, door to door marketing and everything else she can think of. She will know what an appropriate price should be and she will get you the best deal whether you are buying or selling. She will deal with all of the endless legal documents that you need to know about and she will make sure that they are processed timely. She will connect you with great lenders, inspectors and title companies. I could go on, but your eyes are probably glazing over. Contact me if you want more information.
I hope this little blog has got you thinking about your real estate options in this crazy market.
It's never been a better time to sell your home!
