The last post about the flipper home was about the roof issue with the mis matched shingles. But what about the rest of the roof?
There are other issues that need to be addressed with the roofs condition.
After the repairs are made to the roof. Make sure the repairs are in place and good to go. Don't simply "Fix it and forget it".

As in the last post showing the roof repairs that had gone bad, the seller probably did not have a clue the roof ws in this shape. He was probably told by the repairman the roof was completed and the repairman was paid in full. But the seller did not confiorm the work was completed in a satisfactory mannor.
Take a look at a few Other issues with this roof.
The repairs are all over the rear slopes of the home. These will nopt remain in place and the winds will remove a lot of the shingles as shown in the first picture.
The second picture shows shingles that were "Replaced but never removed".
A very unprofessional repair to say the least.
When flipping a home make sure the work has been inspected by someone that knows what the repairs should be like when completed correctly. It is cheaper to get a Trust But Verify Inspection than to have to go back and repair the work time and time again.
This is why you always get a "Trust But Verify Inspection" by a certified inspector. For the peace of mind.
