I was chatting with a business acquaintance today. She is planning on getting married soon and will be merging two homes. Hers and her fiance's.
So two potential sales there. And then of course they are shopping for a new "their" home with a little land in Parker CO.
When we last spoke several weeks ago, she said she had been referred to several different realtors by friends (myself included) and had been driving by homes they found online. She may have even been shown some homes by a realtor - or two. But they hadn't decided on working with anyone yet and had not even started their due diligence of getting pre-qualified etc.
So today she tells me they found a home they liked on Trulia they wanted to see inside. She filled in the contact form and within minutes the agent contacted her by phone. It looks like this agent will be the one they work with. She prepared them for getting their paperwork to pre-approve so they're not disappointed if they find a home they like and can't move quickly enough.
This agent also told her to get one of their homes on the market so they don't have to try and put an offer in with contingencies.
That's how it's supposed to work isn't it? This agent did the smart thing. I've worked online lead generation and it's VITAL you contact the buyer/seller within minutes.
As a result of acting quickly, this agent may very well have three deals from one contact!
