A Short but "True" Lia Story

By
Home Stager with Hampton ReDesign, Home Staging and Redesign

I was chatting with a business acquaintance today. She is planning on getting married soon and will be merging two homes. Hers and her fiance's.

So two potential sales there. And then of course they are shopping for a new "their" home with a little land in Parker CO.

When we last spoke several weeks ago, she said she had been referred to several different realtors by friends (myself included) and had been driving by homes they found online. She may have even been shown some homes by a realtor - or two. But they hadn't decided on working with anyone yet and had not even started their due diligence of getting pre-qualified etc.

So today she tells me they found a home they liked on Trulia they wanted to see inside. She filled in the contact form and within minutes the agent contacted her by phone. It looks like this agent will be the one they work with. She prepared them for getting their paperwork to pre-approve so they're not disappointed if they find a home they like and can't move quickly enough.

This agent also told her to get one of their homes on the market so they don't have to try and put an offer in with contingencies.

That's how it's supposed to work isn't it? This agent did the smart thing. I've worked online lead generation and it's VITAL you contact the buyer/seller within minutes.

As a result of acting quickly, this agent may very well have three deals from one contact!

Tessa, I am sorry you did not get the Sale(s).

But you make such an important point - respond to Leads/Calls/Inquires IMMEDIATELY!

Tessa~ It is critical to respond IMMEDIATELY if not sooner to online leads, it's expected, however it's challenging!

Hello Tessa,  The early bird gets the worm, not sure what that means but getting to a lead fast helps.

Hello Tessa, we all have stories like that and learning from them is how our business grows.  On line leads are tricky.  Some people are ready, others get annoyed.  You do have to respond quickly regardless.  Thank you for sharing.

Good morning Fred - Thank you! I'm not an agent but I do like to support agents!

Hi Donna - I think a lot of lead gen systems now let you set up text alerts which helps!

Hi Will - cliches are always true and yes the early bird has a better chance at getting the worm than the late riser :)

I agree Deborah, I don't like to bother people but I've been told that if someone gives you their number (especially on a site like Trulia) they want you to contact them. I'm going with the assumption that it's always better to make the effort and take a chance at annoying someone rather than ignoring them :)

Tessa, that agent was smart to get back to the lead quickly, and they did get very lucky with three potential deals.

Hi Tessa,

I was just over on Steve's blog and he mentioned that you recently relocated from Texas.  Welcome!   (I'm from College Station.)

It sounds like your friend may have stumbled upon a great Realtor online.  It sounds like she is giving her some excellent advise.

Hi Debbie - I agree! For every internet lead that leads nowhere there's some gold.

Thanks for the welcome, I love it here!

Tessa, those leads do need to be contacted right away, or they will move on to the next Realtor.   Three deals would have been sweet!
