Coke vs Coke, Comparing Comps, Apples But No Oranges

 

Coke is The Real Thing, Right?What the heck?

 

Is it the lack of sleep?

 

Maybe it’s something I ate…or didn’t eat.

 

There is some Coca Cola in the refrigerator - typically purchased when there is some kind of special that makes stocking up seem like a good idea. Do people think Coke on rainy days?

 

Then there is a lone bottle.  Kinda old-fashioned.  Almost nostalgic.

 

But you know what - the Coke in the bottle is not quite the same as that in the can.

 

If you were to ask me -- I’m not sure I could tell you the difference between a Coke and a Pepsi.

 

Coke is the real thing, right?

 

Pepsi -- hmm, there was that Michael Jackson thing, am I remembering correctly?

 

Pepsi tries harder because it’s number two -- no, no, that’s Hertz or Enterprise or….

 

Okay, I digress….

 

Anyway the Coke in the bottle is from Mexico -- and the formula, I hear, is just a bit different…but they still call it Coke.  

 

But you know….

 

Here’s what I was thinking….

 

Comparing Coke versus Coke is a lot like real estate appraisals.

 

Or what masquerades as an appraisal.

 

I promise -- not a rant about online appraisals.

 

But a reminder that even though that Coke looks like this Coke there is a difference.  It may not matter to you.  Or me.  But there is a difference.

 

The same goes in real estate.  Even condos in the same building.  Same floor plan.  Same orientation.  But one is on a higher(or lower) floor and there is a difference in price.  Or one has been remodeled but so has the other one.   Yes, but one was in 2012 and the other in 1982.  

 

Comparing comps really is about comparing apple versus apple.  Coke vs Coke -- as long as you keep it real.

 

Okay….maybe it’s time for a break…

Michael, I allow myself the indulgence of one or two Cokes a week. I bought one of these Mexican bottled glass coke bottles and could really tell the difference.

The only way I can put it is sort of like a tap beer Vs a can.

I get your real point though too.

What a great post.  Comparisons are sometimes just in the expertise of the person doing the comparison.  There is no comparison for Michael Jacobs, the real expert in Southern California real estate!

Michael, your post made me smile this morning, you're so clever! I rarely drink soda and couldn't tell the difference in Coke or Pepsi but, when it comes to appraisals sometimes I wonder if the person who did the report understands that apples and oranges aren't the same. Happy Friday my friend.

Noah - I probably drink beer less than I drink Coke(or Pepsi).   And I can't tell the difference between 7UP(which I drink on occasion) versus all of the others "like" it.  

Roger - Breakfast of Champions?   That makes me think of Kurt Vonnegut.

Ron - your comment reminds me of reading/hearing about "studies" about any subject.  It also seems a bit biased based on who is paying for the study.  Thanks for the kind words.

Amanda - glad to make you smile.  I know we are probably in the minority that can't tell the difference but I'm in the same camp as you.  I don't notice it much with true appraisals but there are examples of "appraisals" that seem to be pretty off-target.

Good morning Michael Jacobs.  Sitting here reading your post thinking where is this going then you pulled it all together so perfectly!  An excellent post for a Friday.  Time to gather my things and go look at a possible new listing. As it's an older home and I'm not sure what has been updated, I will come back and run the numbers again.  You know comparing apples to apples :)

MJ~ coke VS Pepsi is comparing the devil & the devil, and believe me when I say "coke is NOT the real thing, nor is Pepsi"... But you are so right "when it comes to online appraising you have to keep it real & compare apples to apples or else suffer the results of an incorrect online appraisal

Michael, yes comparing comps starts with attempting to match same models in same neighborhoods to get an idea of pricing. From there, you do need to dig deeper, such as size of lot, whether a home has a pool, whether the home is on a corner lot, does or does not have a home behind it, etc., and then you go to the interior. Has the home been remodeled, does the home have upgraded carpet, tile, light fixtures, appliances, etc.

JK - I know your feelings on the subject of online appraisals and now I know about your love of cola drinks.

Troy - digging deeper beyond what apperars on the surface is so important.  By digging and further investigation, we can uncover the real value and not some pie-in-the-sky number.

Michael - You're right on point here, and it's not a lack of sleep.  The right comps are critical to correct pricing, and appraisal.  It's why the valuation numbers on the big box real estate website are so inaccurate and leave the consumer wondering who is giving them the straight story the agents, or the websites!

Laura - you're right, it's not just about the appraisal but getting to a point where the seller will attract attention in order to receive an offer(or offers).   I love when a seller or buyer mentions the range in price -- it's a great opportunity to explain the story behind the numbers.

     Coca-Cola originally contained just what it says - Cocaine and Caffeine (Kola Nuts).  That's why it was served at drugstore counters.  Feeling tired or depressed?  Just pull up a stool at your favorite pharmacy and catch a serious buzz!  

    The Harrison Tax Act of 1914 put an end to Cocaine (and opiates).  Now Coke is either high fructose corn syrup (American), or 10 teaspoons of white sugar (Mexico).

Hi Fred - I had heard about the history of Coca-Cola and the "medicinal" benefits before but not the specifics as you mentioned.   Your comment reminds me of hearing about ads that boasted of health benefits of "light" cigarettes in the 1950s.
