Listing Inventory is Extremely Low in Douglas County, CO

The number of homes for sale (listed for sale) is extremely low in Douglas County, Co.  Douglas County includes parts of Aurora, Castle Pines, Castle Rock, Englewood, Franktown, Highlands Ranch, Parker, Larkspur, Littleton, Lonetree and Sedalia.     Consider the chart below:

Yet homes are still selling.  Sales numbers are down 315 homes compared to last year.  Yet buyers had about 45% fewer homes to choose from.

If you compare January and February this year, you will see the median number of day to sell a home has almost been cut in half of what it had been in 2012 while at the same time, the median sales price has increased.  (Remember when the median figure is cited, that means that in February 2014, half of all homes sold in less than 20 days.  Half of all homes took longer than 20 days.)

I would grant you past Oct 2013 a HUGE shift to less homes, yielding that EXTREME term you used with inventory happened. Why? would be a good question. I tend to think the economy again, but what factors played into this? Fear of more of the family budget going to Obamacare? Christmas spending? The effects of supply and demand are readily apparent with what you stated, lower inventory means INCREASED sales price, and LOWER days on market. The forces of the market well in play in what has become a strong sellers market. Lack of enough new construction also is a factor and maybe some home builders went out of business, the inability to finance a construction loan, and availability of land. It is a mystery why the big drop.
