2014 Douglas County Home Sales by Price Range

Real estate activity is dependent on price, location and condition of the property.   When pricing properties, it is important for both seller and their agents to consider the number of sales within a given price range.  

 

The following chart provides a breakdown of the number of sales by price range in Douglas County.  Douglas County includes parts of Aurora, Castle Pines, Castle Rock, Englewood, Franktown, Highlands Ranch, Parker, Larkspur, Littleton, Lonetree and Sedalia.     Consider the chart below:

In Douglas County, roughly 85 percent of the homes are selling for less than $500,000.   The great news is that  buyers are purchasing homes in the million dollar plus market in Douglas County. 

For now, that is not been happening in neighboring Elbert County. 

If you home is under $500,000 in Douglas County and it has been languishing on the market for months, you need to re-evaluate the price, how it shows and your marketing strategy.  In Douglas County, the inventory in these price ranges is extremely low.  So if a house isn't selling there might be a problem.

Fairly smooth bell curves for all years in Douglas County, which is appropriate since the sheer number of homes averages things out compared to less populous counties. Also to note sales BACK to 2012 levels for the totals. Great information for sellers to understand with days on market depending on what price range their house is in for the County.
