It's not unusual for us to encounter buyers who like a home, but perhaps don't love every feature about a home.  If you're working with a builder you can specify EXACTLY what you want in a new construction home, and if your wallet is thick enough, there's a builder that can give it to you.  But again, it's going to cost you!

Resale homes?  That's entirely different.  They are what they are.  Beauty and the beast.  You seek a balance of finding all your critical MUST HAVES against some "I'd rather nots".  It's also not unusual to have buyers think they can DISCOUNT the list price because of features they don't want or need that are included with the home for sale.

"But I don't want a pool, why do I have to pay for it?"  Because even if you plan to fill it in after purchase, that pool has a value and is part of the home. The seller paid money for it and part of the deal is that pool.

It's no different than only needing four bedrooms, but trying to purchase a five bedroom home and telling the seller since I only need FOUR, I'm going to reduce my offer accordingly.  How well do you think that's going to fly?  Can you say "Lead Balloon"??

Another frequent comment we hear from buyers is they want to replace the flooring or kitchen counters because they don't like what's in place.  Bottom line, if the home is already priced properly for condition and style, you can't discount the price for your personal preferences and still expect your offer to get accepted.  

Bottom line, a home purchase is a package deal.  There are no discounts for skipping the appetizers and dessert.  Prix fixe is how the home is on the menu, not a la carte.  Offer accordingly and you can become the new home's owner.
