Real Estate Market Data for Alpharetta, GA (30022) provided by Tom Esposito, Alpharetta Home Solutions
Alpharetta Home Prices
Since August 2013, Alpharetta (30022) listing prices have had a slightly downward trend. Then in late January and early February, the prices dramatically dropped as did the number of listings. I attribute this to a seasonal and weather related slump. Then, as we approach the Spring buying season, listing prices have started to trend upwards. After the normal seasonal slump in November and December 2013, home sales have steadily climbed. Generally speaking, home prices are going up. As more homeowners view these increases, more of them list their homes for sale, hoping to cash in on the higher sales prices. These listings, although not in sufficient quantities yet to buoy up the market, are keeping the sales market afloat. Since we're still in an overall inventory shortage, buyers should be prepared to quickly make offers when a property in good condition and priced correctly is found. The longer this home remains on the market, the more offers are going to be submitted, driving up the price and heating up the competition for the home.
Alpharetta Real Estate Report Summary
The median listing price in this area is $441850. The median days on market is 52, which is significantly less than the national average. This supports the adage that if the home is in good condition and priced correctly, it will sell quickly in our low inventory market. There were 393 active listings in this zip code and only 3.3% of these were distressed properties. Trends appear to be shaping up well for a good Spring sales market. If inventories remain sufficient, it will be a good season for real estate.
