New Construction Homes in Demand! Few Tips for securing Your New Home.

 New Construction Frenzy? Lottery system ? What is the Best way to secure a New Construction Home? 

Whether you are looking for a New Construction home or a resale home in Santa Clara or Alameda county, the trend of home buyers seems to be the same. Everything is going for over asking price, and buyers are having to be placed in a lottery system on release date, or buyers are having to wait in lines overnight to make sure they get the new construction home they so want.  

One might ask: Why is this and what is truely going on? Why is there such an influx of new home buyers in the market? Well, this is for several reasons, one being that interest rates have been quite low and remain low. As well as the low inventory in the resale market. 

First time home buyers who are looking for a new construction home need to keep in mind that they are not the only one looking. This past weekend, when I took one of our new first time homebuyers to a new construction site, they were entered in a lottery system.  My buyer knew exactly what would take place and how this system works. Here are a few Tips:

• Do your Reseach, There are many new builders out there, find out which builder is offering more incentives.  If you dont have the time Hire a Realtor. 
• Get to know the Builder! what do I mean by that? Get to know the sales person and if you dont have the time to spend getting to know them, hire the Right Realtor who has the connections to such builders.  The JTeam has SOLD several new construction homes to first time home buyers in the Alameda and Santa Clara Counties and we have won the bid everytime for our buyers.  How do we secure this?

Unfornately, after the drawing my buyers were disappointed that they didnt win the bid, however, since they were well educated we moved on immediately to another builder right next door.  Again, we looked at all the models, and they were pleased with the model they saw earlier, but a bit dissapointed that the unit was 150 sq feet less.  

Guiding and educating them enough and showing them the pros and cons about buying this unit vs. any other they decided that they would move forward on this unit.  Not knowing whether they will get this unit, or not we pursued it anyway.   (keep in mind) I knew the sales people for this builder since we had done several prior transactions with them, as well as I educated my home buyers well in advance of what to expect with new home builders. We saw several new construction before they decided on this unit.  Although, there were several bidders on this unit my buyers WON.
