As you are looking at homes in Woodbridge, Virginia it is important to know not every home will have enough equity to allow for the seller to pay all the closing costs for a VA loan.
Our market went through a major adjustment and while sellers are able to sell their homes many are not taking a huge amount of equity out. So asking for 3 to 4% in closing costs may not be possible.

You can buy a home with No Money Down Up to $625,500 using your VA Benefit if you qualify. You can buy over that amount with a minimal down payment still using your VA Loan.
This week I helped a couple who were using their VA loan to buy a home. They were well qualified but cash poor. We asked the seller for $12,000 in closing costs on a $420,000 home. The seller countered back saying they could pay $6,000. The buyers did not have the additional money for closing costs and thought that was the end of the offer. If they were working with someone who did not understand VA loans that may have been the case! The sale would have fallen apart.
But A quick explanation of how they could get their dream home by simply adjusting their interest rate. By adjusting the rate up, it would allow them to get a credit from their lender and the home and community they wanted. Once they understood their payment would adjust less than $30.00 a month and save them from starting all over again or asking family for $6,000 they were so relieved!
The sale was ratified a few hours later and we are now moving forward to a closing.
They Closed on their Dream Home and they got their contract deposit back except for $97.00! So they purchased their dream home for $97.00 and got to pocket their rental deposit! They were so happy.
The were successful because they remained Open to coaching.
