Did the March Cibolo TX Real Estate Market come in like a Lion for March 2014?  Let's find out!

 
Currently the Real Estate Market in Cibolo TX has 189 available Homes for Sale as of April 2nd, 2014. You can purchase a home in this area for as high as $1,200,000 (this home already has an offer on it after 36 days!) and for as low as $125,000. Homes are listed at an average price right now of $239,685 with 91 days on the market.

There are currently 73 homes pending sale in the Cibolo TX area.  The average list price that brought an offer and contract to these homes is $209,122 and had an average 106 days on the market.  These pending Cibolo TX homes for sale should add to the Sold numbers at the end of April.   
 
Cibolo TX Homes that Sold from March 1st to March 31st, 2014 totaled 42.  The homes that successfully sold were listed at an average price of $220,357 and sold for an average price $214,336 giving us a list price to sold price ratio of over 97%  The average days on market for these homes was 152.  This month shows an increase in both price and number of homes sold from the February 2014 Cibolo TX Real Estate Market Report.  
 
How did the current Cibolo TX Real Estate Market compare from this time last year?  Homes for sale in Cibolo TX in March 2013 totaled 44 at an average price of $206,104 with 122 days on the market. The total number of homes dipped slightly from last year, however the price rose, so the Cibolo TX market is still trending upwards at least in price in my opinon.

The inventory of homes for sale in Cibolo TX and the number of months they will take to sell is known as the absorption rate for Cibolo TX.  This number is still showing we have slightly less than 6 months of inventory at 5.56 for this area. Still good news for those home owners in Cibolo looking to sellas anything under 6 months indicates a seller's market.  Look to see what your Cibolo TX Home Value is and see if it's time to get on the market.
