Why is Spring the Best Time to Sell Your Home?

For Spring 2014

The nation overall is experiencing a healing of its real estate markets. Unemployment figures support the fact that people are finding jobs and I sense there is some confidence returning and less concern about job security. The belt tightening  individuals implemented has paid off and people's budgets are reflecting some flexibility again. Now that Spring is here, it could be the best Spring we've seen in years.

Buyer Confidence is Slowly Returning

How does this impact the Spring market? Many sellers want to be buyers, too. If you as seller are ready to find another home or just plain want to move, you need to feel like the market will be good on the buying side for you as well.

Home Prices are Improving

The downturn affected so many sellers, putting them in positions of owing well more than their homes were worth. Many sellers decided to stay put and stick it out until values increased. Now with improving market prices, many sellers can again consider selling their homes without taking a big financial hit.

Short Sales, Foreclosures and REOs Numbers are Falling

These distressed type sales are decreasing across the country making the markets look more like traditional real estate markets of long ago. In many areas buyers want to buy now and their demand has absorbed the available inventory. As a result sellers are experiencing multiple offers. This is good news for seller and can increase their bottom lines and profits.

The Cold, Wet Winter Affected Us

Mother Nature put such a damper on the whole country with her nasty weather. It kept people in and at home when they would rather be out looking for new homes. This has created a pent up demand in many markets that will play out in the coming months.

Springtime Means an Awakening

The trees are budding, flowers are blooming and our inner spirits are awakening from the winter doldrums. We are a society that likes change and new things. With that comes the desire to have new homes. It happens every year in the Spring.

The Home Projects Await

Homeowners tackle their to-do lists in the spring. Cleaning out and freshening up comes naturally in the Spring. Maintenance items and outside landscaping duties get special attention. Your homes will be in good condition when all of this is completed. What better time to put your home on the market than when the grass is green, flowers are adding color to the landscape and when your home is looking its best?

Sell Now So Your Summer Plans Can Carry On

Kids are out of school in the summers and vacations are planned. There is not a better time to move than in the spring so your summer can carry on and your summer vacation will not be affected. You will be settled in and ready to enjoy your first summer in your new home. Children can begin the fall school year in their new school zone thus making the transitioning to a new school easier.

Homes Show Better in Milder Weather

This takes a little imagination but it is true. Spring weather is generally comfortable weather and less humid. You can open your windows and let some fresh air in to the make the house smell fresh. When showing your home you will have fewer worries of heat escaping while doors are left open or slush and mud being tracked across your floors. Buyers will not have to bundle up, boot up and be bothered by all the extra paraphernalia required in the harsh cold weather. It is a win-win.

The Sunshine and Extra Daylight Make More Showing Opportunities

Buyers have more daylight hours to look at homes. This opens opportunities for more showings during the week instead of having to wait until the weekends when everything else has to get done. Buyers have been looking online all winter long and are longing to personally see homes and find the right one for them.

There are so many reasons that Spring continues to be the selling season of choice. It has been that way for years and will likely continue. But this Spring may surprise us all by being the best Spring yet.

Great post Debbie! Thanks so much for sharing all these reasons for why spring is the best time to sell your house.  The only point I would really have to disagree with is the cold, bad winter because we didn't really experience horrible weather over the winter in Phoenix.
