Build A Relationship With Your Sellers

The best way to be a successful real estate agent is to truly care about your clients.  It is also imperative to form a relationship with them that could last for many years to come.  In order to care about their needs and form a relationship, you first need to know what their needs are.

Find Out Why They Want To Sell Their Home.  The reason behind selling their home is going to tell you a lot about how to handle them throughout the selling process.  For example, if they want to sell just to make a profit or want a change in scenery, they might not be in a big rush to sell.  This means you can be more firm in your negotiations.  If they need to sell because of health problems or financial issues, the selling process is going to be tougher on them and they are going to require some extra attention and care.

Ask Them How Much They Want To Sell Their Home For.  If you have been in the real estate industry for longer than a week, you know that home owners are very biased when it comes to the value of their home.  We all are.  If they have lived in the house for a long time they have several memories that are priceless to them.  Unfortunately, those memories don’t factor into the bottom line value of the home.  They could have a much higher number in mind than what you see as the fair market value.  When it comes to addressing the fair market value of the house it will be a lot easier if you have formed a relationship with them.  Although they might not like it, they will trust your opinion and it will be easier to get the house sold.

Forming a genuine relationship with your sellers will make having the conversation about these two topics a lot easier to have.  The only way to form that lasting relationship with your clients is to care about them and what their needs are and trying to help them in any way possible, even if it doesn’t benefit you.
