The distressed housing market has shrunk dramatically since the housing downturn. “Vastly improved home prices over the past five years have changed the landscape of California’s distressed housing market, which is now just a fraction of what it was during the Great Recession”, according to the California Association of Realtors.

In January 2009, 79.4 percent of all homes sold in Riverside County were distressed, which includes short sales and real estate-owned (REOs) properties. Five years later, that figure has shrunk to 15.6 percent. (C.A.R.)

“The dramatic drop in the share of distressed sales throughout the state reflects a market that is fully transitioning from the housing downturn,” said C.A.R. President Kevin Brown. “Significant home price appreciation over the past five years has lifted the market value of many underwater homes, and as a result, many homeowners have gained significant equity in their homes, resulting in fewer short sales and foreclosures.”

What we do have are many more standard sales than I have seen since seen since I have been working as a Realtor in Solera. When I wrote this article on March 15, there were 31 Solera homes for sale.

Here are average prices of recent sales in Solera:

  • Princesses: $183,500
  • Trillions: $226,020
  • Emeralds: $275,000

There are three floor plans offered at Solera Oak Valley Greens. Home choices vary from the 1,392 sq-ft Solera Princess plan, to the 1,687 sq-ft Solera Trillion plan, or the 2,137 sq-ft Solera Emerald plan. All of Solera's homes feature two bedrooms, to baths, a den, a nicely sized great room and a covered patio.
