Social media is an important tools in any every real estate marketing strategy. However, simply throwing out a post every now and again will fail to reach your intended audience and can hurt your business. As with any sort of real estate marketing tool, there are guidelines you should follow regarding when and how often to post to social media so that you will reach the maximum exposure without being viewed as spam.
Facebook is the most widely used social network on the Internet, and is a must-use for business marketing. Currently, 751 million people use the mobile app for this social network and are always connected via their smartphone or other mobile device. The most active times for Facebook are early in the mornings, at lunch time, and during the evening commute, with the worst being on weekends and overnight. To reach maximum exposure, make your posts between the hours of 6 and 8 am and between 2 and 5 pm.
Twitter is another massive social network, where rather than having a high level of engagement during the week, usage goes up by a fair percentage (30%) on weekends. Keep your posts on Twitter short and sweet and request re-tweets, wherein others share your posts across the network. Also mark each post with two hashtags to connect them to other similar topics. Best time to post, weekends between 1 and 3 pm. Avoid late evening and overnight posts.
Google+
Google+ is a relatively new entry into the social media arena and has yet to reveal a trend. Like other networks, avoid overnight posts, and watch your page to see when the most activity seems to appear. Early indications are that it has similar usage to Facebook, with the best times to post between 9 and 11 am.
Ostensibly a “professional” social network, LinkedIn sees the most use immediately before and after the normal workday, with Tuesday and Thursday being the busiest days. Make your posts here between 7 and 9 am, and between 5 and 6 pm. Avoid postings on Monday and Friday and during working hours. Avoid overnight posts.
Blogs
If you maintain a real estate blog, make posts at regular times and as often as possible—for example, at 11 am on Monday, Friday and Saturday. Since blog posts are longer, your readership will look to schedule time to view them. Target specific demographics and know your audience well, then leverage other social media sites to drive traffic via links.
Pinterest users tend to spend a long time on the site, averaging 16 minutes per visit. The site appeals to event planes, decorators, and the DIY and craft community. Best times to post are Saturday morning and weekdays between 2 and 4 pm and 8 and 11 pm. Again, avoid overnight posts.
