Totals for February 2014:

  • 0 Bank Owned Sales (0% of all sales)
  • 2 Short Sales  (14% of all sales)
  • 14% of all sales are distressed property sales
  • Median price $199,000
  • Average days on Market 26

 

Totals for February 2013:

  • 41 Total Sales
  • 7 Bank Owned Sales (27% of all sales)
  • 7 Short Sales  (27% of all sales)
  • 54% of all sales are distressed property sales
  • Median price $163,250
  • Average days on Market 27

 

The lowest price home sold in Ceres during February 2014 was $115,000.   

 

The highest price home sold in Ceres during February 2014 was $390,000

 

Distressed sales dropped again this month with this being the first month in a very long time that there were no Bank Owned (REO) sales.  The number of sales was way down for the month but the amount of homes available is holding steady. If this trend continues it could cause prices to level out or even start to fall. That will be something that I will keep an eye on.
