Here is the way this sale went down. As told to me by the buyer. He wanted a new home. He approached a Realtor in the area that was representing a new home community. They found the home they would like to buy and made a down payment. Then the broker/ Realtor told him when the expected closing date was.
Now is the time to get a home inspection.
The buyer mentioned that it was now time to get a home inspection. The Realtor looked straight at him and said this.
"You don't need a home inspection. This home is brand new and you are getting a one year warranty with the home".
The buyer reading in between the lines said, "But I still want to get a home inspection on the home".
Broker says "O.K. then I will call and set an appointment with our inspector we use"
Buyer was reading between the lines.
"How many inspectors do you use". "Just one, he gives a written report at the home when he is done"
Buyer says, "I am going to get my own home inspector"
Broker, "Are you sure you want to do that"
Buyer, "Yes I will take care of the home inspection myself"
The buyer told me after listening the the agent when he first bought a new home about Ten years ago in Texas. They were really disappointed with the results as time went by. The found many issues that should have been caught by the first inspector. This is why they wanted to get an inspector that was not recommended by the Broker.
This is when the buyer had contacted Desert Sun Home Inspections for a new home inspection in Hobbs New Mexico.
The C of O has already been issued on this home.
