Curb Appeal Begins at Your Driveway - Start by Staging Your Yard

If your yard isn't up to snuff you could be losing many potential buyers. Note to sellers and those thinking of putting their home on the market: read the blog below and then take a look at your yard to see what improvements you can make.

Curb Appeal Begins at Your Driveway - Start by Staging Your Yard
I've shared this with listing clients in the past, but it bears repeating. Remember the old saying, "you only get one chance to make a first impression". Stage your front yard, especially the entrance to your driveway and the front of your home.
Vacation homes need staging too. You need to set the stage from the moment a showing party drives down your roadway or driveway.
You've heard of curb appeal, right? When you're selling a cabin in the woods or a lake cottage, or even an estate-quality mansion on large acreage, your "curb" is the wooded driveway entrance that leads to your home.
Here's how it's done:
Make sure you mow, trim and weed-whip the entrance to your driveway. If need be, hire a local landscaping firm or lawn care specialist to spruce things up at the driveway entrance and in the parking area in front of your home, as well as the lawn and landscaping at the entryway to your dwelling.
Plant decorative shrubbery in strategic spots close to the home's entrance (better yet, have a landscape professional do this). Try adding decorative rock or a fountain in the front yard. Remove dead or diseased trees. Do a little selective limbing to open up sunlight and views.
Get a handle on weed control. Again, a pro will know the best way to accomplish this. Keep a sprayer with "Round-Up" handy and use it for spot control of weeds in a gravel or paved driveway.
Help your Realtor out a bit and see that tall grass and weeds don't obscure your "For Sale" sign. Make it easy for drive-bys and interested people on foot to walk up to the brochure box attached to your sign and take a brochure or flyer that tells them all about your home. They shouldn't have to wade through tall grass or weeds to get to the brochure holder.
Mow and manicure pathways from the house to the top of the bank (if you have a waterfront lot), or down the hillside to the water's edge, if possible. Creating pathways can be a genius way to lead folks on a showing to the property's best features and views.
Mow and create a firepit area, with seating around a stone circle or metal fire ring. I like to artfully stack a firewood pyramid inside the fire ring and set the stage for an evening bonfire or marshmallow roast.
Make the yard and grounds inviting. Construct a picture of the lifestyle the buyer is acquiring. And don't forget to consult with a landscape expert in the process. Remember that curb appeal begins the moment a prospect enters your driveway!
