Will, thanks for posting this information for the home sellers.  It really is important to repair items that the homeowner has put off for years.  I always recommend that the seller obtain a pre-listing inspection to get a better idea of what needs attention, repaired, or replaced prior to selling, and do the best to accomplish those tasks now rather than during the purchase contract phase.
