I received my Real Estate license in 1978 and it gave me a sense of additional professionalism. I was already in Real Estate managing property for a multi-millionaire. However, I saw where I could make loans, handle residential transactions, income property and more being licensed

LATE 1970'S

The rules were different back then and less complicated in many ways. That world was no where close to the world of Real Estate today but that is to be expected. Anything of value evolves and becomes better, faster and even cheaper and so it should...Real Estate excels at this

MY LICENSE PUFFED ME UP

I wont deny I was a little cocky. It was a normal growth accomplishment feeling but was soon to be neutralized with some humility. I remember when it came time to fill out my first Real Estate paperwork and go over it with clients...Humility here I come

JUST A BRIEF MENTION...

Before I begin, the paperwork of that era was complicated and more intellectual. Let me purposely digress in saying that the Real Estate test given back then by the State was pure mumbo jumbo gibberish "what the heck" are they talking about format. I was already doing some Real Estate and there testing and mine were not the same. Mine was more REAL than the written testing...now back to the point

IT IS LIKE READING THE CONSTITUTION

I go to fill out these forms and did the best I could which was challenging. I finally got through it all and thought all I have to do is get signatures and here is my first deal outside of what I was doing. The extra cash, experience and knowledge was all mine. I should add that I also thought the deal was more important than the paperwork and it was. But Real Estate Documents have to be in writing, signed and if something doesnt go well...they surface quickly

JUST SIGN HERE...HERE AND INITIAL HERE PLEASE

The people who needed to sign were relying on me as they should. However, they had some really good nature questions about the document that I just had a hard time filling out. I just wanted signatures and they wanted answers. What does this mean... is how it all started out. My deodorant started to go...

THE WORD WHY? CAN BE A FRIGHTENING WORD OR A CHANCE TO SHOW OFF

Oh that...well lets see here...Hmm it says that....well that means that if you do this that will happen. That's all. They looked at me puzzled but went on to the next question and clause. Why does this say this when we are not doing that... they say. Yea... why is what I said too

WHAT DID I GET INTO HERE?

Okay well there is a reason lets see if we can pin it down and lets read it together. Cologne is now going too and its not getting any better because we still have about 30 more clauses to go and these people were inquisitive. Not aggressive, just curious. I started to sweat from the thought of it all.

DISNEY ENDING ALL WENT WELL....but

Well we got through it and they put their faith in me and signed. I know I didn't answer those questions worth a darn and they knew it too but I had a good heart, an innocence about me and after we finished, I realized something way down deep within me..

NEVER AGAIN WILL I PROCEED WITHOUT KNOWING WHAT I AM DOING

I will never fudge or proceed this way again. I must know what I am talking about or cease and desist. No shortcuts, double talk or trust me statements to be made ever again. People have a right to have a good question answered in a reliable format and if not, an answer should be pursued until then..

FAST FORWARD 30 PLUS YEARS

I know the documents, dynamics, downsides, upsides, market, in various fields of practice including construction, hard money loans, Unlawful Detainer, court orders, settlements, appraisal parameters, property management, residential sales, purchase, remodels, and so much more because Real Estate when practiced with passion connects to so many other things...One thing does truly lead to another. For me, that is exactly what happened

AHH YOUTH

But I will never forget the time when my deodorant and cologne failed so I could succeed

Whew! My deodorant was tested while reading this Richie! I felt like I was on that journey with you and felt extremely nervous and unsure with my first client too. Well thought out post!

Richie, I cannot imagine you ever being cocky. Yet, if you say so then it must be true. I did the opposite - I kept myself in the classroom learning mode far too long. I was so afraid of not knowing or making a mistake. I'll bet you enjoyed your shower after that signing was complete.

Hello Kathleen...my dear, the man who posts and comments before you today was not the man of yesteryear but developed over time. I was raw material that was formed for the good over time you could say. I thought having a license was a real accomplishment and still do. However, today, it is more important to know what to do with it that to just have it...

Hi Ritchie,

We have all been through this situation! "What does that mean?" I worked for a brokerage that went over contracts until you wanted to throw up but they made us learn so we would know what we were doing and could answer that question easily. Monthly the BRE seems to add clauses to the forms so we must stay on our toes. I am confident that you are an excellent real estate agent and can answers all those questions now. Great post!
