What is Trulia plus Active Rain really going to mean for everyone?

This morning when the first feature blog is raving about Trulia and Active Rain merging features, I think I almost fell over. People on Active Rain are very close. They love their site. They love the AR family. They love it's features. But have you heard from any of the regulars at Trulia? Well I was with Trulia way before I heard about AR. I was part of a mass migration from Trulia to AR when Trulia started making changes that hurt the agents who helped make their site what it is. I fear that Trulia will do to AR, what it has done to it's own site. One that does not care about agents, makes changes without thinking how it will hurt the agents and has a Q and A section that once was the gold standard, now loaded with spam.

You can search for Manchester area Homes For Sale by clicking here. what is for sale by clicking here.

If you do not believe me you can head over to their Q and A section, type in Trulia spam and search to see what the regulars are saying.

Now do not get me wrong,. I am not a Trulia basher or hater. I LOVED Trulia at one time. I am still a daily user though the spam drives me away some days. It started when the customer service became more bent on trying to charge me for what was once free than actually providing any service to the users who add content to their site.

The Q and A section is what they were known for. It was very rewarding for agents to answer questions with thoughtful and real answers leaving out the self promotion. Now it is almost all spam advertising live feeds of shows and movies, and call girls in India. They could simply have someone watch the site and remove the spam, but nothing... I even volunteered to take the job... nothing...

In conclusion i fear the lack of service and willingness to push their active users out of the way in order to charge for everything under the sun will make it's way to AR. Like i said, I could not get a feature if the feature board was the Ocean and i fell out of a boat so you may not see me for another month or so for speaking up. Yes I love new features, but they have not fixed their old baggage which leads consumers to ask "if the site is for real?".

On a positive note consumers will make the decision of where they search for Real Estate information. I leave with my infamous words of wisdom that Buyers and Sellers can learn that they do have a choice in Real Estate Agents. Choosing a "GOOD" one sure can make a difference. I leave you with my simple recipe to make your Real Estate Dreams come true.

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be. NH Home owners should contact me now.

IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

If you are thinking of buying a Home please contact us. Get a free pre-qualification along with some of the BEST CUSTOMER SERVICE through each step of the Buying Prices.

Scott~ Whenever we go for a ride, "crashing is a posibility" but with that said I just left a comment that I feel is worth repeating...

We all have options, and there's no doubt in my mind, the best option for anyone in RE, is to participate learn and grow here....

Things change, that's just the way it is! Don't be afraid to change, rather be afraid not to change... Warmest Regards!

Jon I do not mind change, I mind how they treated their agents at Trulia and hope it does not happen here. I hope it works out for AR and does not affect the AR family but even today I headed over to Trulia as I do every day, and there is more spam and yet still no response to my many comments/questions to customer service....

Scott~ the spam is a problem that will be fixed, just like in time, T's customer service should improve...I would say, have patients, and stick to the plan, if for some reason things get worse or they don't improve, then you make your move accordingly... I am approaching it one day at a time with my eyes wide open...

A comment about #31 above..by the time all the real estate mergers and joint ventures have taken place and they have become part of our industry structure and practices, what opportunity will be left to "make our move accordingly"?

Is the consumer going to benefit from all this?  That should be the first question that gets answered.

Eric~ your question is valid, but the milk has already on the floor, Z & T have already merged into the market and there's not much that can be done about that, right now.. All we can do is move forward as best as possible. The industry structure/practices change without notice at times, (just my 2cents...)

As far as the consumer benefiting "they" got screwed in 2007 when Z came into the picture... again, my 2cents...

Comments on the websites we manage are moderated. I just delete the spam, report it and move on. There is no reason spam links in comment sections should show up or remain in place. I know before Joomla updates on two sides there were side cracks through the PHP files, photos to get in the side door and circumvent. New chassis in Joomla site fixed that. For now. But we keep up, adjust but don't give up yet Eric.

You are real fond of one side of the family. The AR partner. And the fall from stature on the other side caused some of the hurt feelings in your comment on a blog I did today. Forgive, forget or get dragged. Or back out of both if the heat gets too intense from flak. I don't sense that is what is going to happen because this AR group is tight, family, has way more time invested in the platform and will stick together through thick and thin.

I'm not ready to jump ship yet. Give it a chance. However, I will give my opinion about Trulia, it no way compares to ActiveRain as a real estate blogging platform. Several years ago at a real estate conference I attended the word was be cautious when answering QUESTIONS ON TRULIA'S Q&A because many of the Q's are setups by trolls purposely trying to get agents in trouble. IMO, the call girl spam from India is unacceptable and Trulia should address it immediately. At the least, Trulia should be one level in class above twitter.

Pamela ... You don't want to miss the combination and gains for sure. No one compares to Active Rain in the real estate blogging department. I don't see the joining as adding to that component. It's the real estate listing side. We don't have a MLS right under the same roof.

None of the just real estate portals have such fantastic locl blog arm components as Active Rain offers. We have been trained and not casual bloggers... we are in class everyday at AR University. You never graduate. Have to stay sharp to stay on the edge of the latest before the rest of the herd. Not if we can beef up the video channel... the neglected marketing child by RTZ... but not the ART if I can help shape it.

Scott:  I'm hoping that the change proves positive.  Only time will truly reveal if that proves so.  I'd hate to lose what makes AR so special ...

Time will tell. I have some mixed feelings because of the whole syndication issues, but I'm going to take a wait and sit back and see attitude.

You are all in for a big surprise. Trulia does not care about anything but beating Zillow. We as agents are simply a casualty of their quest. Wait and see.

It is ALWAYS about the money. Get ready for more unsolicited SPAM emails and requests for a service they want us to pay for. Perhaps we rely too much on the value of electronic personal promotion and advertising and not enough on developing local and personal networking relationships.

Agents' information is a commodity for Trulia, one they acquire at no cost.  Service for agents is non-existent. Finding new ways to charge for those things that used to be free is routine.  Unless Trulia has had a personality transplant, I see them doing the same here.  What a shame.  I hope to be proved wrong but I am not holding my breath.

Oops, I had to stop writing for a moment to answer the phone because someone at Trulia, using my name as if an old friend, just tried to sell me something.

Once everyone had the MLS at their fingertips through aggregators like Trulia and Zillow I believed that AR was the only safe place for a real estate agent. Oh well, becoming attached to anything can be a heartbreak in the end.  Wait... what is that I hear?  My trust beginning to crack too?  Here we go............
