Not Giving Easy Access to Your Home

Buyers and their Realtors have schedules. They make appointments to go see house on their combined schedules not yours. When your house is not available at the requested time, it may totally fall off the list.

We understand that it's inconvenient for you and everyone in your household. Remember, when you go to buy, you'll want to see the houses you want to see on your schedule. Not someone else's.

 

Being Present for Showings

Realtors are professionals. They are working with Buyers who have explained in detail what's important to them. They know which things in your home that may be selling points to this particular buyer.

You do not. You know what was important to you.

You can actually lose the sale by talking about things that cause the buyer to NOT want your house. 

You may also give away information that will reduce your negotiating ability.

Not Presenting your Home in it's Best Condition

After the curb appeal, the inside must be the same.

One fired me....but of course it was MY fault I could not sell it for more than it was worth.

Connie - You hit all of the big ones...  Selling your home is a hassle and I tell my clients that it is no longer about them, but the new future owner of the home.  That means eating dinner in your neighbors yard if need be, keeping it in show ready condition everyday, and don't think that you can sneak an extra $10K-$20K (depending on the market) without the buyer or appraiser noticing.

Oh, these are the best!  I give this advice to sellers all the time...."Well, let's try it at XX over your comps."  No, no, no!  Let's get buyers who want and can buy in the door!  You never know when the next house that's nicer than yours will come on the market at a lower price!

And all these buyers will be sure to check out every other home that is listed in their price range and desired area ... and they do compare! It's not a good thing to be the highest priced home in the neighborhood unless there is a really good reason - which should be a very desirable feature and obvious to all buyers.

AJ - Absolutely. I had to relearn the lesson myself a couple of years ago when we sold our house! Ouch! It can be painful. But it's worth it if your dream house is somewhere else.

These are all great points! Not allowing access always boggles my mind. I am grateful I chose to work with such reasonable sellers who bend over backwards to be out of the home for showings! Nice post.
